Job Description

Overview:
We are seeking an experienced and detail-oriented Tax Credit Assistant Property Manager to join our team. In this role, you will oversee the daily operations of a tax credit apartment community while ensuring full compliance with affordable housing regulations, company policies, and Fair Housing standards. You will provide leadership to the site team, foster a positive living environment for residents, and ensure operational and financial success of the property.
Key Responsibilities:
Provide leadership, training, and daily direction to on-site staff to maintain a professional, customer-focused environment. Ensure compliance with all Low-Income Housing Tax Credit (LIHTC) and other affordable housing program requirements, including initial certifications, annual recertifications, and file audits. Review and approve move-in/move-out files, income verifications, and rental applications in compliance with program regulations and Fair Housing laws. Maintain accurate and complete resident files and property records to meet state, federal, and investor requirements. Oversee leasing, renewals, rent collection, and resident retention strategies to maintain high occupancy and resident satisfaction. Manage property financials, including budget preparation, rent adjustments, utility billing, and expense control. Coordinate with maintenance staff and vendors to ensure timely service requests, unit turns, and property upkeep. Prepare and submit required compliance reports, weekly activity reports, and monthly financial summaries on time. Issue and track resident notices, legal documents, and compliance correspondence in accordance with regulations. Partner with corporate compliance and accounting teams to prepare for audits and inspections. Foster positive relationships with residents, vendors, and external partners to support the success of the community.
Requirements:
Minimum of 3 years' property management experience, including at least 1 year in a Tax Credit/LIHTC property management role. Strong knowledge of affordable housing programs, compliance requirements, and Fair Housing regulations. Experience with audits, certifications, and file management in tax credit communities. Strong communication, organizational, and conflict resolution skills. Proficiency in Microsoft Office and property management software ( Yardi, OneSite, RealPage, or similar ). High school diploma or equivalent; some college preferred. Bilingual skills strongly preferred. Strong leadership skills with proven experience in staff management, training, and development.
