ABOUT THE ROLE
We are looking for a skilled, dependable Resident Manager with hands-on maintenance experience to live on-site and lead operations at a 32-unit residential community. This is a combined role — part property management, part maintenance technician — ideal for someone who is equally comfortable handling resident relations and getting repairs done.

PROPERTY MANAGEMENT RESPONSIBILITIES
Serve as the on-site point of contact for all residents — handle questions, concerns, and day-to-day needs professionally and promptly Show available units and assist with the leasing process Collect rent and issue required legal notices in compliance with California law Conduct move-in and move-out inspections Report property updates, resident concerns, and operational issues to the management office Ensure ongoing compliance with Fair Housing laws and company policies
MAINTENANCE RESPONSIBILITIES
Complete resident service requests promptly and professionally Prepare vacant units for move-in — turns, patching, painting, and repairs Diagnose and repair plumbing or electrical Perform preventive maintenance and routine property inspections Maintain clean, safe common areas and shared spaces Repair doors, locks, cabinets, fixtures, and hardware Coordinate with outside vendors for specialized or larger-scope repairs Track and maintain inventory of supplies and materials Respond to after-hours emergency maintenance as needed Pick up materials and parts as needed to keep work moving
WHO WE'RE LOOKING FOR
This role requires someone who can genuinely do both jobs well. We're looking for a candidate with verifiable experience in both apartment management and hands-on maintenance. Prior experience as a resident manager or property manager (required) Minimum 2 years of hands-on apartment maintenance experience (required) Solid working knowledge of plumbing and electrical Experience completing unit turns — patching, painting, and make-ready work Knowledge of California landlord-tenant law and Fair Housing regulations Bilingual in English and Spanish — strongly preferred Reliable, punctual, and comfortable living on-site and being accessible to residents Organized and detail-oriented — able to stay on top of paperwork & work orders Valid California driver's license and reliable personal transportation Must be legally authorized to work in the United States Employment and housing contingent upon successful background check and employment verification
