$25•$30 per hour Job Details•Key Responsibilities 1. High-Volume Leasing & Lease-Up Execution Own the full-cycle leasing process for an assigned Glendale portfolio of 5 to 10 small residential buildings to aggressively minimize vacancy loss. Post multiple targeted Craigslist advertisements and online property listings daily to maintain a healthy pipeline of qualified leads. Respond to all inbound leasing inquiries, pre-screen prospects, and schedule property tours immediately. Conduct energetic property tours, host open houses, and personally show available units to prospective residents. Follow up consistently with all leads and guest cards, driving conversions from initial inquiry to signed lease. 2. Application Processing & Administrative Compliance Collect and thoroughly review tenant applications for eligibility, verifying income, employment, credit, and rental history. Quote approved rental rates and authorized move-in concessions accurately. Prepare, execute, and finalize comprehensive lease agreements and compliance paperwork in strict accordance with company standards. Process all administrative workflows, tenant communication, move-in paperwork, and pipeline metrics daily within AppFolio. 3. Marketing & Local Market Expertise Implement approved marketing strategies and localized leasing campaigns to drive traffic to the portfolio. Conduct regular market surveys and shop competitive properties in the Glendale area to stay ahead of neighborhood rental trends and concessions. Ensure all vacant units and property pathways maintain immaculate curb appeal prior to showing prospects.
Qualifications Required:
2+ years of residential leasing experience, with mandatory, proven experience executing successful lease-ups.
Tech-Forward Workflow:
Direct operational proficiency utilizing AppFolio for managing guest cards, processing applications, and executing leases.
Portfolio Background:
Experience handling a portfolio of small residential buildings (under 50 units) within a conventional, market-rate environment. Strong knowledge of fair housing laws, local rental regulations, and application screening guidelines. Exceptional sales, communication, and closing skills with a track record of meeting or exceeding monthly leasing targets. Outstanding organizational skills to manage shifting priorities across multiple distributed property locations. Reliable transportation and a valid California Driver's License to support daily travel between properties within your local Glendale cluster.
