Job Description:
Moss & Company , Southern California's premier property management company, is seeking an experienced Regional Portfolio Manager who will responsible in overseeing a variety of properties within the assigned region. The Regional Portfolio Manager provides strategic, financial, and operational leadership for a portfolio of multifamily apartment communities within an assigned region. This role is responsible for maximizing NOI, occupancy, and asset value while ensuring consistent operational standards, regulatory compliance, and exceptional resident experiences. The Regional Portfolio Manager leads, develops, and supports on-site property management teams and acts as a key partner to ownership and senior leadership.
Essential Duties Portfolio Management :
Oversee the performance of a portfolio of residential and/or mixed-use properties, ensuring maximum occupancy, rent collection, and asset value
Team Leadership :
Manage, mentor, and support on-site property management teams to ensure efficient day-to-day operations Financial Managemen t: Develop and manage property budgets, review monthly variance reports/executive summary, and analyze the financial performance of each property. Work with accounting teams to ensure timely reporting
Tenant Relations :
Foster strong relationships with tenants to ensure high levels of satisfaction and retention, addressing concerns and resolving issues promptly
Operational Efficiency :
Implement and maintain best practices in property management, including compliance with local regulations, maintenance standards, and operational procedures
Lease Management :
Oversee lease negotiations, renewals, and enforcement to ensure alignment with market rates and terms
Capital Projects :
Collaborate with maintenance and construction teams on capital improvements, renovations, and major repairs to maintain and increase property value
Risk Management :
Ensure compliance with all applicable laws and regulations, and minimize liability by implementing effective risk management strategies
Client and Stakeholder Engagement :
Build and maintain relationships with property owners, investors, and stakeholders to report on portfolio performance and provide recommendations
Compliance :
Ensure compliance with all federal, state, and local codes including Federal Fair Housing Regulations Othe r: Performs other tasks as may be required by the position and/or directed by the immediate supervisor. Professional Requirement 5+ years of recent experience in managing a residential multifamily portfolio over 500+ units as a Regional Portfolio Manager or managing a multi-site portfolio and/or a combination 1-2 years of experience with financial budget development, management and oversight for portfolio of properties 1-3 years of experience using industry software such as Yardi, Real Page or equivalent Property Management software, Resident Screening Software and intermediate level user of business applications such as Google Suite Associate Degree in Business Administration and/or ARM or CPM certification required. Bachelor Degree or higher preferred Physical Requirements Must be able to regularly travel to multiple property locations daily/weekly/monthly within assigned portfolio as well as company meetings Frequently move/traverse, ascend/descend stairs in/around apartment homes Constantly positions self to bend, stoop, reach, lift Occasionally lift/move/carry up to 25 lbs. with/without assistance Frequently lift/move/carry 5 lbs
