This role is designed for a self-motivated professional who can manage day-to-day operations independently, keeping leadership informed while allowing ownership to focus on daily business operations and accounting. The Property Manager will handle owner communication, leasing oversight, maintenance coordination, tenant relations, and team collaboration while ensuring the portfolio runs smoothly and efficiently. Responsibilities Owner Communication Serve as the primary point of contact for property owners, keeping leadership updated Manage updates, approvals, and strategic discussions with owners Leasing Oversight Collaborate with Leasing Coordinator on 30-day notices and vacancies Review market analysis and provide pricing recommendations Create unit profile guidelines and lease agreements based on approved owner terms Oversee lease renewals, terminations, and vacancy reporting Maintenance Oversight Review maintenance updates, invoices, and vendor notes Communicate with owners regarding estimate approvals (estimates over $5,000 require leadership review) Ensure maintenance operations stay within owner-approved limits Delinquencies & Rent Collection Coordinate with Tenant Coordinator on rent collection and delinquency tracking Communicate with owners regarding delinquent accounts and oversee eviction processes Tenant Relations Report all tenant issues, complaints, and lease-related concerns to leadership Collaborate internally before escalating issues to owners Reporting & Communication Weekly vacancy updates Daily updates on major maintenance issues Monthly delinquency reports Learn financial reporting to provide accurate explanations to owners Independent Responsibilities Conduct annual property inspections and move-out inspections Oversee unit turnovers Manage HUD and HOA compliance for applicable properties Coordinate tenant and owner insurance matters Ensure all leases, move-out charges, and invoicing are documented accurately Collaboration & Team Coordination Work with Leasing, Maintenance, and Tenant Coordinators to ensure operational flow Provide guidance and support to the team while maintaining clear boundaries Qualifications Experience in property management or real estate operations preferred Proficiency in AppFolio Property Manager required Strong organizational and time management skills Excellent written and verbal communication skills Ability to manage multiple properties and priorities independently Professional and customer-focused approach to tenants and owners Self-motivated and able to work with minimal supervision Licensed real estate agent
