Job Description

On-Site Property Manager 3.4 3.4 out of 5 stars La Habra, CA 90631 $23 an hour Allen Properties 30 reviews $23 an hour On-Site Property Manager position for a 38 unit located in La Habra. Must be able to live on site. This position is full time and will work 25-30 hours per week. Must maintain high occupancy, keep informed of market conditions, understanding competitive pricing, and utilizing appropriate marketing resources.
MAJOR DUTIES AND RESPONSIBILITIES
Duties include, but are not limited to: 1). Schedule and direct the daily needs of property maintenance. 2). Prioritize, attend and monitor daily activities, service requests, make-ready 3). Serve 3-Day Notices for uncollected rent promptly and accurately. 4). Ensure all invoices are processed/posted on a daily basis per company standards. 5). Maintain cash receipt journal, daily and monthly reports. 6). Control petty cash fund. 7). Inspect property daily to ensure a quality presentation of the community. 8). Maintain resident relations, deal with complaints and problems relating to service and lease provisions. Maintain accurate log on events/issues with residents. 9) . Have excellent communication with Supervisor on property issues and needs 10). Run credit checks for prospective tenants and verify all required information needed for rental approvals. Contact corporate for approvals. 11). Maintain records and resident files in an orderly and up-to-date manner. 12). Collect rent, follow up on any past due balances, maintain account records, and make bank deposits. 13). Prepare legal action for eviction when necessary. Make court appearances for evictions along with attorneys when necessary. 14). Show and lease apartments, handle telephone inquiries. 15). Conduct monthly market surveys. 16). Collaborate with Supervisor to assess changes in rental market through analysis of customer traffic and rental records. 17). Plan, promote and implement effective Resident Retention program. 18). Perform effective annual apartment inspections of each unit.
ORGANIZATIONAL RELATIONSHIPS
Reports directly to the Property Supervisor. Works with administrative division staff at corporate, other management company employees, outside vendors and service providers.
