Cannon is seeking a Community Manager to oversee the everyday operations and success of a community in Lancaster, CA. Responsible for ensuring the efficient operation of the Community under the direction of the Regional Supervisor.
ESSENTIAL DUTIES AND RESPONSIBILTIES
Oversees the day to day operations of the Community Leases available apartments, ensuring Community is occupied and rented to its fullest capacity Records telephone and in person visits by prospects, noting the source of traffic Follows up on telephone calls, internet leads and guest cards Converts phone/internet traffic into Community visits and community visits into leases Ensures guest cards are consistently, accurately, and completely filled out Ensures proper screening of prospective residents Prepares and thoroughly understands all forms; such as Lease Agreements, Applications, etc Consistently fulfills assigned work schedule; attendance Responsible for maintaining a neat and orderly work area/office Responsible for inspections of grounds, buildings, and units on a regular basis Responsible for a monthly maintenance walk with Landscaper Maintains orderly resident and Community files Responsible for obtaining a supervisors approval when a decision is not included in your regular duties and responsibilities Maintains open communication with all employees Inspects all rent ready's prior to move in Plays an active roll in the renewal process and resident retention Ensures all service requests are recorded, handled and completed in a timely manner Ensures proper follow up calls are placed for all service requests Assists in the preparation of annual operating budget Monitors purchasing in accordance with budgetary guidelines Responsible for requesting purchase orders and submit invoices in a timely manner Ensures all rent and other charges are collected, posted and deposited in a timely manner Ensures all vendors are compliant with Cannon Managements' Vendor Requirements Clearly demonstrates/communicates the features/benefits of the community and its surrounding area Ensures all model(s) or target units are ready to show Ensures a Market Survey is completed weekly Maintains awareness of market conditions, competition, and sister communities Recommends rental rates and concessions Recommends and implements marketing strategy Advises residents of referral program (if applicable) Conducts monthly advertising review Assists in the employee selection process Reviews and approve time sheets and mileage (where applicable) Responsible for monitoring the maintenance of MSDS sheets Responsible for appropriately delegating job functions to staff when necessary Monitors curb appeal of the exterior of your Community and buildings Responsible for reporting unusual or extraordinary circumstances regarding the Community or residents; incident reports Assists with training Assistant Managers, Leasing Specialists, Maintenance Supervisors, Service Technicians, Porter and Housekeeper Assisting in the disciplinary or promotional recommendations required for all Assistant Managers, Leasing Specialists, Maintenance Supervisors, Service Technicians, Porter and Housekeeper personnel Initiates or suggests plans to motivate workers to achieve work goals Responsible for maintaining the required Community uniform and ensuring a professional appearance and attitude for all Assistant Managers, Leasing Specialists, Maintenance Supervisors, Service Technicians, Porter and Housekeeper personnel at all times Identifies, corrects and reports hazardous Community conditions Responsible for ensuring OSHA (Occupational Safety & Health Act) standards and Company safety policies are complied with at all times. Responsible for thorough knowledge of the Cannon Management Company policies outlined in the Company Handbook and community policies Enforces and adheres to Company policies, rules and regulations Interprets Company policies to workers and enforces safety regulations Enforces and adheres to all Fair Housing Laws Communicates daily with Regional Supervisor Discusses employee performances with Regional Supervisor if problems arise Reports any employee injury to Regional Supervisor immediately Responsible for a courteous, efficient response at all times Fosters a positive, active and collaborative relationship with residents, communities and associated agencies Preserves and respects resident and applicant confidentiality Be honest and truthful in all communications with the Regional Supervisor/Regional Director
SUPERVISORY RESPONSIBILITIES
Under direction of the Regional Supervisor, supervises all on-site staff, which may include Assistant Manager(s), Leasing Specialist(s), Porter(s), Housekeeper(s), Maintenance Technician(s) and Maintenance Supervisor(s). Directly supervises one or more employees in both the management and maintenance department. Carries out supervisory responsibilities in accordance with Company policies and applicable laws. Responsibilities include training employees, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. We offer associates who regularly work 30 hours or more per week, medical, dental, life, vision, and 401(k) plans.
