As a Leasing Manager you are first a leader who oversees sales activities, directs and motivates a team of seasoned leasing professionals, evaluates competitive market conditions, influences pricing decisions, collaborates with Marketing and supervise other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.

SALES & MARKETING
Why we may want you to join our team Lead the sales team by delivering a high level of sales, managing both the team's and individual leasing consultant's sales performance, coaching the leasing team in effective sales tactics, and fostering an environment of high performance.

Respond to web leads, telephone inquiries, conduct site tours, and effectively show, lease and move in prospective residents.

Actively utilize CRM to manage leasing teams activities and performance, marketing plan, pricing recommendation and to communicate with General Manager and Executive team.

Effectively maintain product knowledge of community and competitive areas/neighborhoods through consistent evaluation of market conditions and trends.

Conduct outreach, identify/develop new referral sources, attend networking events that produce referrals.

Build relationships with brokerage community and develop a broker referral programPromote regular communication and transparency within the Community through daily huddles, regular team and one-on-one meetings.

Develop and provide regular training for leasing team, evaluate employee performance, and complete performance reviews in an efficient and constructive manner.

Train on-site associates in all leasing paperwork and sales techniquesResponsible for auditing all lease files for key controls and bonus submission in a timely manner to the General ManagerContribute to all Reputation Management activities including Google, Yelp, Apartment Rating, , Instagram, and other social media platforms to best reflect the appeal to living at Marina Harbor.

Work closely with the Community Manager and oversee an on-going resident retention program, including resident events.

Participate in review and implementation of revenue management software.

Present a professional, efficient attitude in remedying any resident complaint to ensure resident satisfaction while working within company guidelines and appropriate individuals.

Work in collaboration with the RSS team to develop and execute resident retention programsDevelop a new Resident Follow-Up and a 30-day transition program to RSSEnsure appropriate inventory of ready apartments.

Works with the maintenance team to ensure the physical aspects of the community meet the Companys standards for overall appearance and safety.

Ensure models, dcor is up to company standardsQuality assurance walk prior to move-inReviews and analyses shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance. Maintain cleanliness and organization of the leasing office to always present a high level of presentation for all visitorsWork with General Manager and Marketing for Budget recommendationEnsure Updater is being utilized and as current as possibleCreate library of floor plan tours through RealyncCollaborate with the General Manager of Property Management to implement policies/procedures and set weekly/monthly/quarterly targets for the leasing departmentAssess current leasing practices and determine ways to improve overall leasing operationsEnhance online marketing; ensure proper photos and descriptions are used for each unitCreate action plans to maintain target occupancy rates and improve tenant retention including satisfaction ratingsCoordinate open houses/virtual tours and social media events to improve leasing and marketing effortsComplete other tasks and projects as assigned

PROFESSIONAL REQUIREMENTS
Bachelors Degree preferredExperience with leasing large communitiesLeasing experience 5 years with lease up experience being a plusSales/leasing Management experience 3+ yearsComputer/software knowledge MS Office, Yardi, CRM, Outlook, Excel, Onsite, Rent Caf, Revenue Management, Reputation.com Realync and various Social Media platforms.

Solid understanding and effective application of fair housing laws
PHYSICAL REQUIREMENTS
