The ideal candidate will be able to work autonomously, be detailed oriented, possess strong critical thinking and problem-solving skills. Responsibilities and Duties Responsible for the daily operations of the properties Complete budgets, assess CAM increases Bid capital improvements, analyze, and oversee completion Complete property inspections and resolve any maintenance issues Correspond with Tenants, Maintenance staff, and Vendors Assist with Accounts Payable and Accounts Receivable Work with legal to process evictions and any other legal issues Coordinate Tenant Move-ins & Move-outs Property Management Resolve high-level issues and disputes with tenants and vendors, work closely with legal counsel Monitor financial and physical health of each property, discuss with senior management Conduct regular inspections to ensure Properties are maintained properly Identify liability issues and take the appropriate actions to correct those issues Review the annual Capital Improvement Plan and supervise the implementation Ensure all invoice systems are working properly Interpret and negotiate contracts and minor legal documents Supervise and handle as needed all insurance and lender matters Supervise the physical operation and maintenance of the entire portfolio Respond in a timely and thorough manner to all questions from internal and external parties Supervise timely completion of Landlord Work and Tenant Improvements Monitor budget variances and cash flow Review bids and approve contracts Hold final accountability for budgets and overall management operations Responsible for the daily operations of the properties Complete budgets, assess CAM increases Bid capital improvements, analyze, and oversee completion Complete property inspections and resolve any maintenance issues Correspond with Tenants, Maintenance staff, and Vendors Assist with Accounts Payable and Accounts Receivable Work with legal to process evictions and any other legal issues Oversee Tenant Move-ins & Move-out Staff management Manage staff including Assistant Property Managers, and Administrative Assistants Review monthly reports submitted, including an update Sr. Property Manager on current A/R status Provide leadership and training to staff Develop procedures and coordinate information flow Oversee and review all annual reports, including operating and CAM budgets Ensure high standards are understood and maintained by staff in performance and operations Ensure team compliance of company policies and governmental codes/regulations OTHER Miscellaneous department tasks as needed Qualifications and Skills Candidate must have at least 5 years' experience in Commercial Property Management. Real estate License a plus. Bachelor's degree required. Proficient in Word, Excel, and Outlook. Must be able to drive to local properties and occasionally travel to properties. Great communication skills. Positive and can-do attitude. Must be able to work as part of a team and independently, in a high stress fast paced environment. Must be able to provide proof of eligibility to work in the United States Must be able to pass a pre-employment background check and drug test.
