This role is responsible for driving strong financial and operational performance, ensuring regulatory compliance, and creating a positive and engaging resident experience. The Community Manager leads the on‑site team, oversees leasing and maintenance operations, manages budgets, and partners closely with regional leadership to maintain high occupancy and a thriving community environment. Key Responsibilities Train, motivate, and lead a high‑performing on‑site team. Recruit, interview, hire, coach, and manage employees in accordance with company policies, under the guidance of the Regional Property Supervisor and Human Resources. Provide timely, objective feedback and complete annual performance reviews. Promote a professional, friendly, and respectful work environment for residents, vendors, and team members. Coordinate and manage on‑site staff scheduling. Ensure accurate reporting of employee time and work records. Administer and maintain compliance with the Company's Injury and Illness Prevention Program (IIPP). Resolve resident concerns promptly and professionally. Develop and support resident retention initiatives. Ensure required reports are completed accurately and submitted on time. Maintain online marketing efforts, advertising content, pricing, availability, and specials to maximize occupancy. Actively manage and promote the community's online reputation, including review solicitation. Execute and sign rental agreements and related documentation. Ensure compliance with all local, state, and federal fair housing and landlord‑tenant laws. Oversee outside vendors, contractors, and service providers. Conduct regular property and unit inspections. Ensure all required postings are displayed in compliance with applicable laws. Review and manage Yardi reporting, processing, renewals, and rental rates. Prepare, implement, and manage the annual operating budget with regional leadership. Analyze monthly financial statements and prepare variance explanations. Monitor expenses to maintain performance at or below budget while preserving asset quality. Approve invoices and expenditures in accordance with company policies. Manage petty cash and reconciliations. Oversee rent collection, posting, and delinquency management, including legal actions as necessary. Ensure income‑qualifying program compliance, when applicable. Qualifications Education College degree strongly preferred. Training in property management law, regulations, and procedures. Professional designations or coursework in property management a plus. Experience Minimum of 3 years of experience as a Community Manager (or similar role) with comparable property size. Proven experience managing and leading on‑site teams. Strong background in budgeting, financial reporting, and basic accounting principles. Experience operating within California landlord‑tenant laws. Technical Knowledge & Skills Proficient with Yardi, ADP, and Microsoft Office. Strong understanding of leasing, marketing, and apartment operations. Excellent leadership, communication, and problem‑solving skills. Highly organized with the ability to manage multiple priorities in a fast‑paced environment. Ability to interpret leases, notices, and legal documentation in accordance with California Civil Code.
