Job Description

Multifamily Property Manager About the Role A growing property manager is seeking a highly organized and proactive Multifamily Property Manager to oversee the day-to-day operations of three residential properties totaling approximately 81 units in the Los Angeles area. This is a hands-on, front-line role that requires someone with a strong personality, excellent communication skills, and the ability to juggle multiple priorities without getting overwhelmed. You will serve as the primary point of contact for tenants, manage the full leasing lifecycle, coordinate vendors and work orders, and ensure each property operates smoothly and efficiently. The ideal candidate is sharp, responsive, detail-oriented, and comfortable handling everything from difficult tenant conversations to late-evening emails. This role is a long-term temporary position, that is fully onsite. No relocation offered. Key Responsibilities Tenant Relations & Communication Serve as the primary point of contact for all tenant inquiries, concerns, and disputes Respond promptly to tenant communications, including occasional after-hours messages Draft professional correspondence in response to tenant and ownership outreach Maintain positive relationships and high resident satisfaction Manage eviction and collections processes when necessary Leasing & Tenant Lifecycle Manage the full leasing process: applications, screening, approvals, and lease drafting Conduct property tours for prospective tenants (especially at the Barrington Row property) Coordinate move-ins, move-outs, and unit turnovers from start to finish Handle lease renewals including outreach, negotiation, and documentation Maintain stable occupancy and ensure vacant units are market-ready Maintenance & Work Orders Receive tenant maintenance requests and manage work orders through AppFolio Assign, track, and follow up on work orders to ensure timely completion Coordinate access between vendors and tenants; confirm resident satisfaction post-service Conduct weekly property walks across all three buildings Obtain supervisor approval on all maintenance matters prior to proceeding Vendor & Contractor Coordination Source vendors, gather estimates, and coordinate scheduling for repairs and upkeep Manage the bid process for contracted services and maintain organized documentation Build and maintain strong vendor relationships to ensure reliable, quality service Financial & Administrative Maintain accurate tenant records and documentation in AppFolio Track rent payments, manage delinquencies, and handle minor account issues Manage utility bill-backs and tenant utility allocations Assist with annual budgeting and prepare monthly financial reports Perform light invoicing and basic Excel work as needed Ensure compliance with housing regulations, fair housing laws, and relevant local requirements Qualifications Required Minimum of 3 years of property management experience Proficiency in AppFolio — this is a firm requirement Demonstrated experience with lease renewals, move-ins/move-outs, and tenant communication Ability to draft lease agreements and related documentation Knowledge of California housing laws, fair housing regulations, and local compliance requirements Valid driver's license, reliable vehicle, and current auto insurance Proficiency in basic Excel $35-40/hr Looking to hire ASAP!
