The Level 1 Assistant Property Manager is an entry-level position for iTrip Aspen Snowmass, a small short-term vacation rental property management company locally owned and operated. Level 1 employees have an opportunity to grow with the company to advance to Level 2 and 3 positions. There is ongoing job training and opportunities to learn, grow, and advance. This position directly reports to a Level 3 Senior Property Manager. This position has administrative and hands-on work responsibilities. Responsible for providing the highest level of quality and customer service in vacation rental properties. The objective is to meet or exceed property owners and rental guests' expectations for a 5-star guest experience. These responsibilities shall be completed by performing the outlined job functions and responsibilities yourself and through the use of general contractors and vendors. This position is full-time, requiring the hours necessary to complete the tasks assigned or work necessary to provide professional and high-quality services for our owners and guests or other services requested by the Company Owners. These responsibilities shall be completed per company policies with the company's core values in mind. Job Expectations (Subject to change; Schedules different than outlined below may be granted based on business needs):Days & Hours of Work:
40 hours per week: 5 days a week 8-hours shifts or 4 days a week 10-hour shifts. This position requires weekend work and two Wednesdays a month. Other work days will be scheduled based on company needs. Typical start times are 7am and 9am.On-Call Overnight:
1-2 on-call shifts per week (12pm-10pm) with on-call overnight availability for guest emergencies. Overnight emergencies are rare, however phones must be kept on and need to be responsive when they do happen, and be ready to go to the unit if deemed necessary to do so at any time to attend to the emergency.Travel:
Work travel in Aspen and Snowmass. Use of company trucks is available based on the rotating truck schedule. Use of personal vehicles is still needed for most days and Colorado drivers license is required. Essential Job Functions and Responsibilities Complete inspections in rental units including stocking rentals with amenities, and ensure everything in each unit is in working order and ready for guest or homeowner arrival in a timely manner Complete off-season property seasonal inspections Create, schedule, and complete daily/weekly work orders for housekeeping, maintenance, guest services as needed Submit work orders per Work Order Rules and Management Policy with clear and actionable communication Ensure completion of work order assignments and update work orders as needed Perform rental unit upkeep tasks (e.g. basic repairs and assessments) Apply basic fixes to equipment and building systems to ensure properties are functional Assist with the coordination of repairs with outside vendors on a variety of projects (e.g. heat, plumbing, furniture arrivals) Assist in-house and arriving guests as needed Organize and stock supplies, and help keep ABC and Shadowbrook amenities closets clean and organized Provide Shadowbrook front desk staffing coverage and assist guest services and reservations teams as needed Collaborate with other teams and all team members to complete tasks efficiently Prioritize workload efficiently with emphasis on arrivals and departures; coordinate tasks and work orders accordingly Address guest requests and questions appropriately and in a timely manner; answer phone calls, texts, and emails as needed Utilize Help Articles and checklists Demonstrate company's core values of teamwork, accountability, improvement, service, and communication Engage with the Ninety.io Entrepreneurial Operating System (EOS) - training provided on EOS and Ninety.ioMinimum Knowledge, Qualifications, and Skills Knowledge and Skills :

Software/technology includes but not limited to: Google Suite, Apple Software, iTrip Admin Hub, Ninety.io, Slack, Avochato, Dropbox Qualifications and Physical Requirements Must have secured housing in close proximity. ONLY applicants living 40 minutes from Aspen, Colorado will be considered. Own reliable vehicle and have a valid Colorado Driver's License Experience in hospitality and vacation rental industry is a plus Ability to stand and walk for extended periods of time Flexibility to bend, stoop, squat, kneel, and twist Capability to reach overhead and below the waist Regular pushing, pulling, and lifting of objects weighing up to 25 pounds Occasional lifting or moving of objects weighing up to 50 poundsCompensation and Benefits Hiring Salary:
