We are a locally owned, veteran-owned property management company managing approximately 500 residential units throughout Colorado Springs and surrounding areas. About the Role This position manages a residential portfolio consisting primarily of single-family homes throughout Colorado Springs and surrounding areas including Old Colorado City, Manitou Springs, Fountain, Peyton, and Falcon. The portfolio will initially consist of approximately 60 units and will grow over time to approximately 110-120 units. This is an in-person role based in Colorado Springs. Property Managers spend time both in the office and in the field conducting inspections, coordinating maintenance, meeting vendors, handling showings, and overseeing property operations. Our PMs are given flexibility and autonomy in managing their schedules, provided responsibilities are handled professionally and consistently. PMs typically balance field days with dedicated in-office administrative days each week. While occasional after-hours property visits may arise, after-hours emergency maintenance calls are handled by a third-party emergency service. Key Responsibilities Serve as the primary point of contact for owners and residents within your portfolio Coordinate all aspects of leasing, renewals, move-ins, and move-outs Conduct property showings and inspections Coordinate maintenance and vendor communication Communicate proactively with owners regarding property condition, maintenance activity, leasing updates, and tenant concerns Review applications, prepare leases and renewals, and maintain accurate records Monitor rent collections, lease compliance, and tenant communications Coordinate with support staff, vendors, and leadership to ensure smooth portfolio operations Maintain detailed documentation and communication within company systems Ensure compliance with Fair Housing laws and Colorado real estate regulations The Ideal Candidate The ideal candidate: Holds an active Colorado Real Estate License Has prior property management experience (preferred but not required) Is an exceptional written and verbal communicator Is highly organized and detail-oriented Takes ownership and follows through consistently Is emotionally intelligent and professional under pressure Thrives in a collaborative, team-oriented environment Can manage multiple priorities without sacrificing attention to detail Wants to grow professionally and contribute to a growing company Experience with Buildium or similar property management software is strongly preferred. Experience using Google Workspace, Microsoft Teams, or LeadSimple is also a plus.
