The ideal Property Manager will have strong experience with tenant communication, leasing, maintenance coordination, inspections, rent collection, owner communication, compliance, and property oversight. This Property Manager position requires an active Colorado Real Estate License and prior single-family property management experience. AppFolio experience is a strong plus.Key Responsibilities:
The Property Manager will be responsible for overseeing assigned properties from application approval through move-in, occupancy, renewal, maintenance, and move-out.Responsibilities include:
Property Management & Portfolio Oversight Manage an assigned portfolio of single-family rental properties. Drive and walk assigned properties regularly to inspect condition, occupancy, curb appeal, and compliance. Stay current on rental compliance, tenant regulations, Fair Housing laws, and housing-related requirements. Support city inspections, Section 8 inspections, Denver Rental Licensing, HOA compliance, and other property-related inspections. Ensure property insurance, lease documentation, Section 8 requirements, and HOA items are maintained. Report property status, occupancy, vacancies, marketed properties, and expiring leases. New Property Intake Review new property information for accuracy, including property descriptions, showing instructions, access details, and occupant communication. Confirm when properties are ready for marketing and showings. Coordinate photos and ensure properties are prepared for leasing. Communicate with tenants regarding showings and property access. Leasing, Marketing & Showings Work with the leasing department to ensure vacant properties are posted and marketed. Handle incoming prospective tenant inquiries by phone, email, and text. Schedule showings and maintain an accurate showing calendar. Meet prospective tenants and conduct property showings. Provide excellent customer service to current and future tenants. Make-Ready & Maintenance Coordination Walk properties for maintenance needs and submit work orders through AppFolio. Coordinate cleaning, trash removal, re-keying, repairs, and other make-ready items. Follow up on work orders to ensure timely completion. Oversee the full make-ready process to ensure properties are ready for showings and move-in. Inspect properties and arrange repairs, materials, and vendor support as needed. Move-In, Move-Out & Inspections Perform post move-in inspections within 75-100 days after move-in. Perform pre-expiration inspections 75-90 days before move-out. Take photos, document property condition, and note damages, concerns, or repairs. Conduct owner walks as needed to review inspection items. Rent Collection, Delinquencies & Renewals Monitor monthly rent collection for assigned properties. Manage tenant delinquencies, compliance postings, non-payment notices, and legal calendar deadlines. Work with tenants on performance plans when appropriate. Prepare and send lease renewal letters and follow up as needed. Investigate and resolve property complaints, lease violations, and tenant concerns. Communicate with tenants regarding inspections, work orders, renewals, and property issues. Owner & Team Communication Communicate with owners regarding work order approvals, renewal intentions, pricing, inspections, and property concerns. Provide weekly property status updates to owners as needed. Collaborate with other Property Managers, leasing staff, maintenance teams, and management. Log all activity and communication into AppFolio in a timely manner. Perform additional property management duties as assigned.Property Manager Qualifications Required:
Active Colorado Real Estate License . Proven work experience as a single-family Property Manager . Strong understanding of property management operations and financials. Knowledge of Fair Housing laws and other housing-related laws and regulations. Strong customer service, communication, and problem-solving skills. Excellent organization and time management skills. Ability to work in a busy office environment with frequent calls and interruptions. Competency with Google Suite and property management software/databases. Valid Colorado driver's license. Reliable and consistently available vehicle. Ability to travel regularly between properties.Preferred:
AppFolio property management software experience.
