Position Summary PCAM is seeking an experienced and motivated Portfolio Manager to join our Middletown team. This position is responsible for managing a portfolio of community associations by serving as the primary contact for Boards of Directors, homeowners, vendors, and business partners. The ideal candidate is organized, customer-focused, and thrives in a fast-paced environment where relationship management and problem-solving are key. Key Responsibilities Serve as the primary liaison for a portfolio of homeowner and condominium associations. Develop and maintain strong relationships with Board members, homeowners, residents, and vendors. Attend and facilitate board meetings, annual meetings, committee meetings, and community events as required. Prepare meeting agendas, management reports, board packets, and follow-up action items. Review and present financial statements, budgets, reserve funding plans, and proposals to association boards. Coordinate and oversee community maintenance, repairs, capital improvement projects, and vendor services. Solicit and evaluate vendor bids and monitor contract performance. Ensure compliance with governing documents, association policies, and applicable state and local regulations. Assist boards with covenant enforcement and community standards in a professional and consistent manner. Help manage collection matters, owner concerns, and legal issues in coordination with association attorneys and leadership. Conduct regular property inspections and identify opportunities to improve community appearance and operations. Partner with internal departments to deliver exceptional service and support to assigned communities. Stay informed on industry trends, best practices, and legislative changes affecting community associations. Qualifications 3+ years of community association management, property management, or related experience preferred not required. Strong knowledge of budgeting, financial reporting, contract management, and customer service. Excellent communication, organizational, and conflict-resolution skills. Ability to manage multiple priorities and communities effectively. Strong attention to detail and follow-through. Proficiency with Microsoft Office Suite and property management software. CMCA, AMS, PCAM, or other industry certifications are preferred but not required. Valid driver's license and reliable transportation.
