Job Description

Responsibilities Creating Overall Management of Property Development, monitor & oversee all site management-related programs, policies, plans, rules/regulations, contracts, and agreements in accordance with corporate policies Understand the needs & expectations of residents and maintain effective communication with residents Resolve/mediate resident(s) complaints & conflicts in a timely and professional manner Create, distribute & evaluate resident surveys as requested by ownership Responsible for the supervision of property inspections, move-in, and move-out procedures Move-In Packages & paperwork preparation Ensuring units are ready for occupancy and performing move-in inspections Oversight of the collection of deposits and/or fees associated with move-in Move-Outs Assist in the execution of turn events Supervise move-out inspections Ensure that units are turned in an acceptable and timely manner for future residents Oversee Risk Management & Emergency Procedures of the property Oversight of Leasing and Lease requirements, Oversight of the prospective resident leasing process from start to finish Fully participate with leasing staff to ensure a successful lease-up annually, as well as meeting specific sales goals weekly and monthly Negotiate lease renewals with current residents Maintain knowledge of the marketplace Responsible for the implementation and further development of the overall marketing plan, coordinating and overseeing relationships developed with outside organizations Coordination of On and Off Property Marketing Responsible for overseeing all media aspects of the property Print Materials Approve flyers, mailers, and brochures by formatting content and graphics Social Media (i.e., Facebook, Instagram, Twitter, Google) Online Advertising Participates in preparing an annual operating budget; monitors and performs budget projections Assist in establishing rents, property rent growth & rent goals Assist in developing & overseeing
A/R & A/P
Records Responsible for property purchases and monitoring of expenses With the assistance of property staff, oversee and manage vendor proposals & bid process Budgets to be developed, reviewed, and approved by Ownership Make deposits daily (A/R) Monitor rents and enforce delinquency policies Responsible for oversight and training needs of Leasing & Maintenance Staff, and any/all staff members directly related to the property Lead in the hiring/training/development process of direct hires Oversee Scheduling, Employee Record Keeping, & Payroll Reporting (with supervisor oversight) through the Marketing Plan, creating a schedule to maximize exposure Monitor Staff Activity and adjust where necessary Maintaining a system for service requests Coordinate and participate in residence life programming Assist in establishing overall goals and objectives for the resident community experience Provide daily reports to management and ownership as requested Qualifications Bachelor's degree in Business or related field 5+ years of Property Management experience (prior housing management experience preferred) with significant supervisory responsibility Software experience: Word processing, Excel, email, web browsing, and property management systems Strong arithmetic as well as excellent communication, customer service, and organizational skills are necessary
