Job Description

Property Manager - Self Storage Sunshine Self Storage is seeking a motivated, customer-focused Property Manager to oversee the daily operations of our self-storage facility. If you're a hands-on leader who enjoys working with customers, driving sales, maintaining an attractive property, and leading a small team, we'd love to hear from you. Position Overview As the Property Manager, you will be responsible for the overall success of the facility, including sales, customer service, operations, property maintenance, janitorial duties, collections, and team leadership. This is a working management position that combines office responsibilities with hands-on property upkeep to ensure the facility remains clean, safe, and welcoming for our customers. What You'll Do Sales & Business Development Convert phone, online, and walk-in inquiries into rentals. Build relationships within the community through networking and local marketing. Develop and implement marketing initiatives to increase occupancy and revenue. Meet and exceed monthly sales goals. Customer Service Deliver outstanding customer service with professionalism and enthusiasm. Assist customers with rentals, payments, account questions, and concerns. Educate customers on storage solutions, insurance options, and merchandise. Build lasting relationships that encourage customer retention. Operations & Financial Management Manage daily cash, credit card, and check transactions accurately. Prepare and process daily bank deposits. Monitor delinquent accounts and coordinate lien and auction processes in compliance with Florida law. Review and approve invoices. Maintain accurate tenant files, leases, insurance records, and facility reports. Operate within established budgets. Property Maintenance & Janitorial Responsibilities Perform daily inspections of the property to ensure it is clean, safe, and secure. Maintain excellent curb appeal throughout the facility. Clean the office, restrooms, hallways, elevators, and common areas. Sweep, blow, and remove debris from driveways, sidewalks, and storage buildings. Empty trash receptacles throughout the property. Perform light maintenance such as changing light bulbs, replacing batteries, adjusting door latches, painting touch-ups, and minor repairs. Conduct daily lock checks and routine security inspections. Coordinate larger maintenance projects with outside vendors when necessary. Ensure the property consistently meets Sunshine Self Storage's cleanliness and appearance standards. Team Leadership Supervise and support Assistant Managers and maintenance personnel. Provide coaching, training, and daily direction. Ensure company policies and operating procedures are followed. Foster a positive, professional work environment. Qualifications We're looking for someone who has: 2+ years of management or supervisory experience. 2+ years of customer service experience. Property management, retail management, hospitality, or self-storage experience preferred. Strong sales and closing abilities. Excellent communication and interpersonal skills. Strong organizational and problem-solving skills. Ability to work independently and manage multiple priorities. Experience with Microsoft Office. A valid driver's license and reliable transportation. The ability to perform light maintenance and janitorial duties on a daily basis. The ability to frequently lift up to 35 pounds and occasionally up to 50 pounds. Willingness to work both indoors and outdoors in varying weather conditions. A college degree in Business, Real Estate, or a related field is preferred but not required with equivalent experience.
