Job Description
Onsite Community Association Manager A premier Florida community is seeking an experienced and dedicated Onsite Community Association Manager (LCAM) to oversee the daily operations and management of multiple residential associations, including homeowner and condominium associations.

Oversee all aspects of property management, including physical maintenance and financial operations, in accordance with governing documents and Florida statutes. Ensure compliance with governing documents, coordinate with vendors, oversee maintenance and fiscal management, and foster positive relationships with board members and residents. Conduct regular inspections of buildings, facilities, common areas, and the exterior of homes to ensure vendor performance, property maintenance, and compliance with association rules and state regulations. Identify maintenance needs, recommend improvements, and implement action plans to uphold community standards. Enforce association rules, document violations, and ensure compliance with governing documents and Florida HOA laws. Provide monthly reports to the Board of Directors on inspections, maintenance, and compliance matters. Draft policies and procedures for Board approval, implement approved programs, and serve as a liaison between the association, Board, legal counsel, and community members. Assist committees (architectural, fining, finance) as needed. Organize, attend, and facilitate board, annual, and budget meetings, ensuring accurate agendas, minutes, and reports. Provide guidance, recommendations, and monthly management reports to the Board. Implement enforcement policies as directed by the association. Responsible for the preparation of all state-mandated mailings. Develop and manage annual budgets, ensuring proper allocation of expenses and reserves. Review financial statements, approve invoices, monitor assessments, and oversee expense management. Ensure accurate financial coding, budget distribution, and compliance with governing documents. Collaborate with the Board on budgeting, financial policies, and community initiatives. Coordinate insurance claims and respond to title, mortgage, and real estate inquiries. Prepare and distribute annual and budget meeting mailings as required by governing documents and state statutes. Oversee the collection of association assessments. Manage and monitor vendor contracts for services such as landscaping and maintenance, ensuring cost control, compliance, and performance. Solicit bids, coordinate proposals, and oversee contract renewals, including obtaining business licenses and insurance. Collaborate with the Board on pricing and service levels for maintenance, repairs, and special projects. Implement systems to document and complete maintenance needs, assisting the maintenance supervisor as needed. Address owner and resident concerns diplomatically, ensuring timely resolutions and exceptional customer service. Manage communication, including updates to boards, newsletters, and the website. Prepare and maintain reports, correspondence, and documents, and utilize property management software for data entry and record-keeping. Respond promptly to inquiries, fostering positive relationships and ensuring effective communication between residents and management.Requirements:
Ability to operate a golf cart. Active Florida CAM license is required. Minimum of 5 years of experience in community association management Must be self-driven, organized, and capable of working independently. Flexible hours, including occasional evening board meetings. Regular office hours are Monday to Friday from 8:00 am to 4:00 pm. Willingness to pursue certifications and attend professional development workshops.Qualifications:
Strong knowledge of Florida HOA laws, statutes (718, 720), and association governance. Proven ability to build and maintain relationships with developers, boards, homeowners, vendors, and teammates. Strong analytical, problem-solving, and creative thinking skills. Proficiency in property management software, Microsoft Office Suite (Word, Excel). Experience with financial management, budgeting, vendor negotiations, and understanding financial statements. Knowledge of contract management, enforcement, and compliance. Strong verbal, written, and conflict resolution skills. Ability to handle multiple projects, prioritize tasks, and manage time effectively. Ability to remain composed under pressure and maintain a positive, service-driven attitude. Professional appearance, demeanor, and strong customer relationship management skills. Ability to perform data entry tasks accurately and efficiently. CMCA preferred but not required Reports to:General Manager Job Type:
