Board of Directors About Biltmore II Condominium Association Biltmore II Condominium Association is a distinguished and well-established 232-unit luxury residential community located in Coral Gables. The Association is seeking a polished, experienced, and forward-thinking Licensed Community Association Manager (LCAM) to lead the community into its next chapter of operational excellence and elevated resident experience. This opportunity is ideal for a sophisticated professional who understands the balance between hospitality, operational discipline, financial stewardship, resident engagement, and strategic leadership within an established luxury condominium environment. The ideal candidate is calm under pressure, bilingual, highly organized, detail-oriented, financially savvy, and experienced in high-rise condominium operations, Florida Statute Chapter 718, staffing oversight, and capital project execution. Key Responsibilities Leadership & Operations Lead all day-to-day operations of the Association, including resident services, maintenance, administration, and vendor coordination. Serve as the primary liaison between the Board of Directors, residents, consultants, legal counsel, accountants, engineers, and contractors. Prepare Board meeting agendas, operational reports, project updates, and management communications. Maintain exceptional operational, service, and aesthetic standards throughout the property. Foster a culture of professionalism, accountability, hospitality, and resident satisfaction. Financial & Administrative Oversight Assist with preparation and administration of annual operating and reserve budgets. Monitor financial performance, expenditures, cash flow, reserve planning, and vendor contracts. Review invoices, proposals, bids, and service agreements for accuracy and fiscal responsibility. Coordinate with accountants, auditors, reserve specialists, and financial professionals. Projects, Facilities & Compliance Oversee building systems, preventive maintenance programs, and capital improvement initiatives. Coordinate with engineers, architects, consultants, and contractors to ensure timely and compliant project execution. Ensure compliance with Florida Statute Chapter 718, DBPR requirements, governing documents, and applicable safety regulations. Maintain organized operational records, permits, contracts, licenses, and insurance documentation. Human Resources & Resident Relations Recruit, supervise, mentor, and evaluate on-site personnel. Promote a respectful, service-oriented, and high-performing team culture. Respond to resident concerns with professionalism, patience, discretion, and follow-through. Maintain a high-touch, hospitality-driven resident experience. Risk Management & Emergency Preparedness Oversee emergency response procedures, hurricane preparedness planning, and property safety protocols. Coordinate insurance claims, security operations, and operational continuity when necessary. Qualifications Active Florida Licensed Community Association Manager (LCAM) license required. Minimum 7-10 years of experience managing luxury condominium or high-rise residential communities. Strong knowledge of Florida condominium operations and Chapter 718 requirements. Experience working directly with engaged Boards of Directors and committees. Strong financial acumen, including budgeting, reserves, forecasting, and capital planning. Experience managing capital projects, vendors, and building infrastructure initiatives. Bilingual English/Spanish strongly preferred. Exceptional communication, organizational, and leadership skills. High emotional intelligence, professionalism, patience, and attention to detail. Hospitality-driven mindset with a passion for operational excellence and resident service.
