Overview:
We are seeking a proactive and highly organized Assistant Property Manager to support the daily operations of a commercial property portfolio in Southwest Florida . This role involves direct interaction with tenants, vendors, and internal teams to ensure high-quality property performance, tenant satisfaction, and operational efficiency. The ideal candidate will have experience in commercial real estate and a strong understanding of property management principles.
Key Responsibilities:
Support the Property Manager in overseeing a portfolio of office, retail, and/or industrial properties. Serve as a point of contact for tenant requests, inquiries, and service calls; ensure timely resolution and follow-up. Coordinate routine property inspections and assist in identifying and resolving maintenance issues. Manage vendor relationships, track service contracts, and verify completion of scheduled services. Assist in preparing annual budgets, monthly reports, rent rolls, and CAM (Common Area Maintenance) reconciliations. Track tenant insurance and HVAC maintenance in compliance with leases. Maintain up-to-date records of leases, insurance certificates, and property documentation. Help facilitate lease renewals, amendments, and move-in/move-out procedures. Monitor rent collections and assist with delinquency follow-up as needed. Ensure properties are compliant with local codes, ordinances, and safety regulations.
Requirements:
Qualifications:
2+ years of experience in commercial property management and knowledge of commercial real estate practices, lease administration, and property operations. Strong communication and customer service skills. Highly organized, with the ability to manage multiple tasks and meet deadlines. Proficiency in Microsoft Office Suite; experience with property management software such as Yardi, AppFolio, or similar preferred. Ability to work independently and as part of a team. Excellent reading and comprehension and ability to interpret complex lease terms. Florida CAM License (Community Association Manager) is preferred. Valid driver's license and reliable transportation required for property visits.
