We're hiring an experienced Portfolio Manager to take direct ownership of a mixed portfolio of office, retail, and multifamily assets — and to work shoulder-to-shoulder with the principals who own them as we manage what we have and evaluate new acquisitions on the horizon. Here's the difference. At a national management firm, you're assigned one asset class and you answer to a three-year management contract. At FIRM, we own what we manage — and you'll work directly alongside ownership, not a regional office three states away. You'll see how an owner thinks about a building over a long-term hold, have a seat at the table as we evaluate acquisitions, and watch your judgment turn into decisions that get made down the hall. For the right person, that proximity to ownership is the kind of experience the big national shops simply can't offer — more rope, more visibility, and a faster path than their org chart will ever give you. Who we're looking for 3-6 years in commercial property or portfolio management (office, retail, or mixed-use); multifamily exposure is a plus A track record of driving NOI — through budgeting, expense control, leasing performance, and value-add execution, not just keeping the lights on Fluent in the financials: budget-to-actuals, variance analysis, CAM / operating-expense reconciliations, rent rolls, and cash-flow projections Working knowledge of NNN and gross lease structures and commercial lease administration Comfortable owning vendor relationships, capital projects, and tenant build-outs from scope to completion Proficient in property management software ( Yardi, MRI, RealPage, or AppFolio ) and strong in Excel A sharp written and verbal communicator who can represent the firm Florida real estate license is a plus; CPM or RPA candidacy is a plus What you'll do You'll run point on a portfolio of commercial and residential assets, with direct accountability for their performance: Financial performance — own the budget, track NOI, deliver monthly variance analysis, manage receivables, and forecast capital needs Lease administration — oversee lease abstracts, renewals, escalations, CAM reconciliations, and recoveries across the portfolio Capital and operations — scope and manage capital improvements, TIs, and build-outs; run inspections; resolve issues before they become problems Vendor and contract management — solicit and negotiate contracts, oversee work orders, and hold vendors to standard Tenant relationships — build the long-term rapport that defines how tenants experience FIRM and drives renewals Direct access to ownership — a seat at the table as we evaluate acquisitions and set leasing strategy, working directly with the principals who own the assets The role includes occasional after-hours response for property emergencies — it comes with the territory, and we manage it reasonably.
