Job Description

Property Manager Position The Royal Companies is a commercial real estate management and development company located in LaBelle, FL. We are seeking an individual to manage currently 450,000 square feet of commercial shopping centers. The properties are located in Collier, Hendry, Lee, Sarasota and Okeechobee Counties. This is not a work from home position. Candidates will be required to work from the LaBelle office unless travelling to the properties. Candidates must have reliable transportation. This individual will be responsible for all aspects of property management and lease administration of the commercial properties. This will include, but not be limited to, the following: Tenant Relations Able to read and comprehend commercial leases Able to administer the leases when dealing with the tenants and by updating files, both paper and e-files Update accurately and in a timely manner all software programs such as Yardi, excel and word as well as update reports Thoroughly walk through the properties every 2-3 weeks Meet with the tenants every 4 to 6 weeks Handle tenants move-ins and move-outs Coding expenses, including utilities, maintenance personnel and contractor invoices Creating and distributing monthly reports Tracking tenant's certificate of insurance documentation and confirming they are complaint Updating real estate notebooks on a monthly basis Bill tenants for utility reimbursements Assist and review tenant reconciliations on an annual basis, i.e.: CAM, insurance and real estate taxes Track tenant's rent, CAM, insurance and real estate tax increases Update tenant rent increases and other charges in Yardi Track tenant sales reports Be on call for tenant maintenance issues Scheduling of maintenance staff Oversee cleaning and maintenance staff Approve invoices from vendors and contractors Obtain multiple bids for tenant buildouts and major repair items Able to read, understand and negotiate construction and maintenance contracts Able to read and understand plans Able to create spreadsheets in excel to track charges, trend analysis and compare bids Assist leasing director as needed Show vacant units as needed All administrative work that comes along with managing properties and the above.
Compensation and benefits:
We offer a 401k match up to 4%, 7 paid holidays, up to 2 weeks of vacation for each full year of employment through year 6, after year 6 you are entitled to 3 weeks of vacation, up to 40 hours of paid sick time and 8 hours of personal time each calendar year and health insurance is pending.
Pay:
$45,000.00 - $60,000.00 per year
