anticipating what each property, deal, and project needs before it becomes urgent, doing the first-pass analytical work, and bringing leadership decision-ready recommendations. It's an operations and execution role, not a financial modeling or underwriting seat
and a proactive one: we want someone who gets out in front of expirations, vacancies, and issues, not someone who waits to be asked. You'll own the portfolio's forward motion. Strong performers have a direct path to Asset Manager. Key Responsibilities Operations
Own the critical-date calendar
lease expirations, option and notice deadlines, renewals
working from Yardi and firm reporting, and surface what needs action well ahead of time
Review the annual property budgets prepared by the third-party managers
benchmark against prior year and actuals, challenge line items, work through adjustments with the managers, and prepare them for leadership approval
Monitor portfolio data and flag exceptions: tenant delinquencies, bounced checks, opex variances, and sales-reporting gaps
Review and approve vendor invoices against budget within your authority, escalating larger items to leadership
Keep documents and records flowing
route executed agreements and keep deal and property records current Manager & Portfolio Oversight
Serve as the owner's-side point of coordination across our third-party property managers
drive deliverables, confirm completion, and surface gaps before they become problems
Maintain a single, current view of who owes what across managers, brokers, attorneys, and internal team members, and chase open items through to completion
Conduct routine site visits to verify property condition, signage, landscaping, and manager performance
independent eyes on the portfolio that catch issues before they escalate
Prepare a weekly status summary so leadership always knows what's moving, what's stuck, and what needs a decision Deals, Leasing & Marketing
Keep active deals, LOIs, renewals, and amendments moving
follow up with brokers, tenant reps, and internal parties so nothing stalls
Research market comps and prepare renewal recommendations
rate, term, and structure
then execute approved renewals through to signature
Complete first-pass review of leases and amendments against MMG's standard positions, producing a clean redline and an exceptions memo for leadership and counsel
Analyze upcoming expirations to increase asset value
Keep vacancy marketing current and accurate
property flyers, the MMG property websites, and CoStar listings
so available space is well represented Projects & Tenant Turnover
Serve as the asset-management liaison on facade and capital projects
the construction team runs the build; you safeguard business continuity, minimize tenant disruption, and own the asset-management items the build touches
Drive landlord work, tenant build-out, and delivery obligations through to opening
coordinating across managers, construction, and the tenant to accelerate rent commencement, so nothing slips between hand-offs Where the Role Grows MMG is building an in-house tenant-prospecting platform.
This role helps finalize it, supports the rollout, and takes full ownership once it's stabilized, running targeted outreach for our vacancies and handing qualified prospects to our landlord-rep brokers. Qualifications
3-6 years in commercial real estate
asset management, brokerage, REIT/owner analyst, or a multi-hat role at a smaller owner
Comfortable reading leases, rent rolls, deal terms, and operating budgets, and able to prepare a renewal recommendation
Exceptionally organized
and a finisher who closes loops, not just tracks them
Comfortable holding outside managers, brokers, and internal colleagues accountable to deliverables and deadlines
Proficient in Yardi (or similar), Microsoft Office, and CRM tools
Self-directed
able to run the function independently and escalate the right things at the right time
Strong written communication and sound judgment about what needs leadership's attention
