Property Management / Community Manager (Multi-Family Apartments)

We are seeking a dynamic and dedicated Community/Property Manager to lead the day-to-day operations of our residential apartment community in Palatka, FL. This role is ideal for a hands-on leader who understands leasing, resident relations, financial oversight, and team accountability. The Community Manager is responsible for driving property performance while maintaining a positive resident experience and strong on-site culture.. Responsibilities Manage daily operations of the apartment community Supervise, train, and lead on-site leasing and maintenance teams Drive leasing activity, occupancy, and renewals Ensure compliance with Fair Housing laws and Virginia landlord-tenant regulations Handle resident concerns, escalations, and conflict resolution Oversee rent collections, delinquencies, and reporting Monitor budgets, expenses, and invoice approvals Conduct regular property inspections to maintain curb appeal and safety Partner with maintenance on work orders, turns, and preventative maintenance Coordinate with corporate teams on payroll, HR, and operational reporting

Qualifications Required:

Strong leadership and team management skills Customer Service Skills to increase tenant satisfaction and retention Knowledge of Fair Housing regulations and other Fed/State based Tenant laws Excellent communication and organizational skills Ability to work occasional weekends or after-hours as needed Driver's license and Reliable Transportation for periodic work duties

Preferred:

Experience using property management software (AppFolio preferred) Previous experience as a Community Manager or Assistant Community Manager Experience managing 150+ unit communities Budgeting and financial reporting experience Ability to work occasional weekends or after-hours as needed Compensation & Benefits Competitive salary and potential incentives based on skillset, experience and job performance.
