Job Description

We're a growing property management company looking for a technically strong facilities professional to serve as the on-site lead for a commercial property in Pensacola. You'll work closely with the Regional Property Manager and have the backing of an experienced operations team — but the day-to-day condition of the building is in your hands. The work is detailed, process-driven, and consequential. The role You'll own the technical operation of the property across all major systems — HVAC, electrical, plumbing, fire/life safety, and building envelope. That means running a documented preventive maintenance program, managing service contracts, coordinating licensed contractors, and serving as the primary on-call contact for after-hours building emergencies. You'll also maintain equipment logs, close work orders, and produce monthly maintenance reports for ownership. This is a hands-on, heads-down role. The expectation is that you know this property — its systems, its history, and its needs — better than anyone. What we're looking for Technical depth | 5+ years in commercial facilities or a related technical operations role. Working knowledge of HVAC, electrical, plumbing, and fire/life safety systems. EPA 608 Universal preferred. Process orientation | You document your work, maintain accurate records, and build systems that prevent recurring problems. Experience with work order or property management software is a plus. Vendor management | Experience scoping work, reviewing contractor bids, verifying COIs and licensing, and holding vendors to the agreed scope. Clear communication | You can explain a technical issue plainly to a property manager or tenant, and you write service reports that actually tell the story. Reliability | Tenants and ownership count on you to show up, follow through, and be straight about what you find — including when the answer isn't what anyone wants to hear. Year-one benchmarks
