Job Title:
PARK Manager The Board of Directors determines the Park Manager's duties and responsibilities. T he President of the Board will act as liaison. Florida law requires the Park Manager to have a current Community Association Managers (CAM) License. Basic responsibilities include managing the day-to-day operations of the Park, enforcing the rules & regulations of the Park, and maintain the Corporate files. The Park Manager is responsible for preparing and filing all required documents as required by Local, State and Federal laws regarding Mobile Home Parks. Strong organizational and communication skills are a must for this position. The manager is under the direction and control of the President of the association and, in his or her absence, the vice-president. I. Qualifications The Park Manager SHOULD be knowledgeable and have demonstrated skills in the following areas:

DUTIES and Responsibilities 1. Manage Operations. a. Establish and maintain professional working relationships with Park residents, Board members, Committee members, Employees, Corporate contacts, Tradesmen, and guests. b. Provide prompt and factual responses for requested information or services. c. Assist Board members and Committee chairpersons in maintaining proper records of meetings and actions regarding Park business. d. Ability to act as the liaison between the board, residents, employees and hired contractors. e. Supervise all activities related to the issuing, redemption, and recording of Corporate Share transactions. 2. Supervise Employees. a. Insure all expenditures, record keeping, reporting, comply with current policies and procedures. b. Review all financial documents for accuracy, compliance, and proper approval. c. Insure special and routine maintenance logs are performed in a timely manner. d. Make recommendations to board regarding personnel, staff performance, and compensation. 3. Budget and Finance. a. Provide proper and timely overview and supervision of invoice posting, bill payments, customer payments, deposits, and financial reporting. b. Maintain and review financial records to ensure expenditures are within budgeted guidelines and charged to proper accounts. c. Obtain authorized approval of expenditures on both budgeted and non-budgeted items in excess of $500.00. d. Coordinate financial data transfer to outside accountants and review reports for accuracy. e. Assist Finance Committee in preparation of annual operating budget. f. Make cash deposits at the bank and mailings at the post office. 4. Billing and Collections. a. Insure timely and proper billings to Park residents for HOA dues, resident repairs, mowing, or other reimbursable expenses. b. Maintain accurate records of residents' payments and deposit all payments to proper accounts. c. Notify the appropriate members of the Board of any non-payment or overdue accounts, so proper action can be taken to collect on those accounts. 5. Contractors and Modifications to Park Property. a. Assist in preparation of all park service quotes, bids, and contract specifications for Board approval. b. Check contractor compliance regarding license, certificate of insurance, approved permits, proper liability and workman compensation insurance. 6. Park Rules and Regulation Compliance. a. Establish a method for regular inspection of all park grounds and exteriors of residential homes to ensure compliance with Park Rules and Regulations. b. Review residents' ARC requests for landscape changes or property improvements and refer to proper committee for recommendations. c. Residents, renters, or guests found to be in non-compliance should be notified of discrepancies and proper action should be taken to correct discrepancies. 7. General Scheduling and Record Keeping. a. Maintain a Corporate calendar of events to provide adequate meeting areas and times for all Board and Committees. b. Schedule and post weekly, monthly, annual meetings as required by the corporate by-laws or county, state, or federal law. c. Maintain proper and accurate records of all corporate business, for the required period of time, and provide for timely accessibility to those records. 8. General. a. Provide periodic reports regarding Park operation and Board decisions. b. Provide follow-up on projects and decisions until completion. c. Recommend and establish approved procedure changes as required. d. Perform special duties as required. 9.
