Broker / Manager Job Description Overview The Field Manager role is a dynamic addition to the team. The Field Manager plays a key role in supporting the property management operations, ensuring high levels of customer service, and maintaining compliance with relevant regulations. This position requires strong organizational skills and the ability to manage a range of administrative tasks while fostering positive relationships with tenants and vendors. The Field Manager is responsible for overseeing the day-to-day operations of multiple residential or commercial properties within an assigned portfolio. This role ensures that properties are well-maintained, vendor services meet company standards, tenant concerns are addressed promptly, and field staff operate efficiently while complying with company policies and local regulations. The Field Manager's primary focus and Key Responsibilities shall include, but not be limited to: Tenant Relations 1. Answering all incoming calls related to tenants 2. Tenants Relations Management 3. Conduct move-in and move-out inspections. 4. Assist with lease compliance and property rule enforcement. 5. Coordinate with leasing and office staff to ensure excellent customer service. 6. New Tenant move -in inspection 7. Update owners of move-in status accordingly 8. Tenant Move-out inspection 9. Update owners of move-out status accordingly 10. Make Ready Turnkey reports for estimate 11. Maintain and update Tenants' key Log 12. Lease Renewal Property Inspection 13. Vendor management and Compliances Property Operations 14. Conduct regular inspections of assigned properties. 15. Ensure properties are clean, safe, and well-maintained. 16. Identify maintenance needs and prioritize repairs. 17. Monitor curb appeal and property condition. Maintenance & Repairs 18. Work Orders Management & Processing 19. Coordinate maintenance requests and emergency repairs. 20. Supervise contractors and maintenance vendors. 21. Verify work quality and approval of completed jobs. 22. Ensure preventive maintenance schedules are followed. Vendor Management 23. Source, schedule, and supervise third-party contractors. 24. Negotiate pricing and monitor vendor performance. 25. Ensure vendors comply with insurance and licensing requirements. Field Staff Supervision 26. Supervise maintenance technicians, porters, and other field personnel. 27. Provide coaching, training, and performance feedback. 28. Ensure staff follow safety procedures and company policies. Compliance & Safety 29. Ensure compliance with local, state, and federal regulations. 30. Conduct safety inspections and correct hazards. 31. Maintain OSHA and company safety standards. 32. Document incidents and prepare reports as needed. Budget & Cost Control 33. Monitor maintenance expenses. 34. Obtain competitive bids for repairs and projects. 35. Control operating costs while maintaining service quality. 36. Assist in preparing annual maintenance budgets. 37. Prepare and subject Check Request for payment matters as deemed necessary. Reporting & Documentation 38. Prepare property inspection reports. 39. Maintain maintenance records and work orders. 40. Document vendor performance and property conditions. 41. Submit weekly and monthly operational reports. Qualifications 42. High school diploma or GED required; Associate's or Bachelor's degree preferred. 43. 3-5 years of property management or facilities management experience. 44. 2+ years of supervisory experience. 45. Knowledge of residential and commercial property maintenance. 46. Familiarity with property management software (AppFolio, Buildium, Yardi, Propertyware, etc.). 47. Valid driver's license with reliable transportation. Skills 48. Strong leadership and team management. 49. Excellent communication and customer service skills. 50. Problem-solving and conflict resolution. 51. Time management and organizational skills. 52. Budget management and cost control. 53. Knowledge of building systems and maintenance practices. 54. Proficiency with Microsoft Office and mobile inspection/reporting tools. Physical Requirements 55. Frequent travel between properties. 56. Ability to walk properties, climb stairs, and inspect buildings. 57. Occasionally lift up to 50 pounds. 58. Ability to work outdoors in varying weather conditions. Preferred Certifications 59. Certified Apartment Manager (CAM) 60. Certified Property Manager (CPM) 61. OSHA 10 or OSHA 30 Certification 62. EPA Section 608 Certification (if HVAC responsibilities apply) Key Performance Indicators (KPIs) 63. Property inspection completion rate. 64. Maintenance request response and completion times. 65. Tenant satisfaction scores. 66. Vendor performance and turnaround times. 67. Budget adherence. 68. Occupancy and property appearance standards. 69. Safety compliance and incident reduction.
Pay:
$50,000.00 - $52,000.00 per year
