Essential Duties and Responsibilities of Ideal Candidate:
You will be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition. Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Community Manager or Service Manager. Diagnose and perform minor or routine maintenance or repair, as directed. Completes all service requests within 24 hours, unless the request requires extraordinary parts or labor. Must have the ability to interact effectively with prospects, residents, peers and management. Maintaining the leasing office and all recreational and common area facilities.
Physical Requirements:
This role requires manual labor, lifting, bending, climbing, operating tools & equipment, and working both indoors & outdoors.
Work Schedule:
Varies based on property needs. Includes rotating on-call availability and occasional weekend/holiday coverage. What you'll need to
Succeed:
A clear understanding of business concepts, processes and the principles of strategic thinking Comprehensive knowledge and understanding of multifamily operations including people management, financial reporting, problem-solving, sales, maintenance and resident relations. Must be able to access all apartment homes and parts of the community to show the home to potential residents; inspect all areas of community, etc. Ability to visually inspect apartment homes, grounds, and other aspects of the community to determine that standards are met Knowledge in maintenance to include carpentry, electrical, plumbing, heating and cooling systems, painting, drywall, buffing and waxing, use of power tools (pools and irrigation systems where necessary) Ability to speak, listen, read and write English with sufficient proficiency to maintain a safe environment, which is a business necessity, as further detailed above. Must provide own tools where applicable 1-3 years of experience in Property Management High School Diploma or GED required HVAC certification preferred EPA certification preferred
