Hourly (based on experience) Who we are (DHC Property Management) DHC Property Management is an Atlanta-based property management company built on strong operations and real accountability. We run with clear processes, fast response times, and clean documentation, while keeping service personal for residents and owners. Job Summary We're hiring a part-time, in-office/on-site Property Manager for an 80-unit multifamily community in Columbus, GA. You'll be the on-site face of the property, handling resident interactions, keeping standards tight, and ensuring the site runs smoothly. Our back office team handles maintenance/turn coordination, leasing/marketing, and collections, so you can stay focused on on-site execution.
Responsibilities Resident-facing management:
greet and assist residents, handle questions/complaints professionally, and keep communication documented.
On-site issue spotting:
perform regular property walks, identify problems early (cleanliness, safety, curb appeal, rule violations), and report them fast. Vendor access + oversight: provide access to units/common areas as needed and confirm work was completed as expected (without managing the entire maintenance process). Move-in / move-out support (on-site): coordinate keys, access, unit walk-throughs, and basic on-site logistics with the back office team.
Office coverage:
maintain posted office hours, manage incoming calls/visitors, and keep the office organized and professional. Documentation + admin: keep notes, incident logs, inspections, and resident updates clean and timely in our systems. Escalation + follow-through: escalate issues to the back office team quickly and follow up until the resident gets a clear outcome. Requirements Active Georgia Real Estate License 1+ year of property management experience. Multifamily experience strongly preferred. Strong resident/customer service skills. You can handle complaints calmly and professionally. Clear communication + documentation. You write good notes, track issues, and close loops. Tech-comfortable. You can work daily in email/texting/task systems and property management software/CRMs. Reliable transportation and ability to be on-site during scheduled office hours. Detail-oriented and proactive. You notice issues early (curb appeal, safety, cleanliness, policy violations) and escalate fast. Able to walk the property and complete routine site checks/inspections. Preferred (Nice to Have) Prior experience as an assistant property manager, leasing assistant, or community manager. Experience supporting move-ins/move-outs and doing basic unit/common-area inspections. Familiarity with Fair Housing best practices (you don't need to be an expert, but you take it seriously).
