Job Description

Position Overview Pier Co Properties is seeking a dependable, organized, and customer-focused On-Site Property Manager to oversee the day-to-day operations of a 49-unit apartment complex. The ideal candidate will serve as the primary point of contact for residents and prospective tenants while helping ensure the property is well-maintained, occupied, and operating efficiently. This position is responsible for showing vacant apartments, assisting with leasing activities, coordinating maintenance requests, maintaining positive resident relations, and supporting the overall management of the community. Key Responsibilities Show available apartments to prospective tenants Assist with the leasing process, including applications, lease preparation, and move-ins Serve as the primary on-site contact for residents Receive, document, and coordinate maintenance requests Follow up on maintenance issues to ensure timely resolution Conduct move-in and move-out inspections as assigned Maintain accurate tenant and property records Assist with lease renewals and resident retention efforts Enforce community policies and lease provisions Report property concerns, safety issues, and resident matters to ownership Assist with occupancy and marketing initiatives Support the overall appearance and operation of the property Perform other property management duties as assigned Qualifications Previous property management, leasing, customer service, or administrative experience preferred Strong communication and interpersonal skills Professional appearance and demeanor Ability to work independently and manage multiple priorities Basic computer proficiency, including email, Microsoft Office, and online systems Strong organizational and recordkeeping skills Ability to maintain confidentiality Reliable transportation High school diploma or equivalent required Preferred Qualifications Experience with apartment leasing and tenant relations Experience coordinating maintenance requests and vendor services Knowledge of fair housing practices and property management procedures The On-Site Property Manager is expected to maintain a professional presence within the community and provide excellent service to residents and prospective tenants.
