GWINNETT COUNTY
community.
PROPERTY MANAGER
  • MUST
HAVE EXPERIENCE IN THE INDUSTRY
The main responsibility of the Property Manager is to ensure the overall financial performance of the property while maintaining the physical asset through the following activities:
  • Ensure rents are successfully collected
  • Maintain and grow occupancy of the property
  • Maintain good resident relations
  • Retain residents at a > 75% retention rate
  • Maximize income
  • Practice expense control and adhere to budget
  • Manage the property staff and ensure high performance
  • Work closely with lead maintenance
  • Mentor and Assist Leasing agent as needed
  • Any other responsibilities as assigned by Portfolio supervisor
  • Superb customer service A qualified property manager for this position will be experienced in the following areas and will assist other property staff with:
  • Touring apartments with prospects
  • Lease and/or pre-lease apartments
  • Complete lease/renewal paperwork
  • Explain lease and all paperwork to the client
  • Operating property software systems
  • Walk apartments and community
  • Assist with resident relations
  • Assist with collections
  • Maintains a professional, yet friendly, atmosphere in the leasing office.
  • Inspects models and "market ready" vacancies daily to ensure cleanliness.
  • Answers incoming phone calls and handles each call accordingly.
  • Responds to all internet leads from prospective renters within a timely manner.
  • Greets prospective and current residents
  • Maintains awareness of local market conditions and trends. Contributes ideas to the manager for marketing property and for improving resident satisfaction.
  • Correctly completes all lease applications, assists with application verification and notifies prospective residents of results.
  • Performs any additional duties assigned by manager or supervisor.
  • Superb customer service.
Requirements:
  • High school diploma/GED
  • Must have ability to work weekends
  • Leasing experience a plus
  • Working knowledge of Word, Excel as well as Internet Explorer.
  • Submit to drug testing
  • Bilingual (Spanish Fluent)

$55,000.00
