This role owns the full tenant lifecycle — from residential leasing and move-in through collections, renewals, and move-out — and ensures that every property under management is running cleanly, financially sound, and well-maintained. This is a detail-oriented, relationship-driven role that requires someone who can context-switch between a lease negotiation, a maintenance ticket, and a rent roll audit in the same afternoon. The Property Manager works closely with the Founder, TAG (accounting team), and the General Manager to keep all properties operating at a high standard. There will be opportunities to grow in this role as Gibbs Capital Management grows. Core Responsibilities Commercial Tenant Management (Wire Park LLC) Serve as the primary point of contact for Wire Park, LLC's forty commercial tenants — fielding requests, complaints, and correspondence Ensure TAG is billing accurate rent and TICAM for all commercial tenants monthly Maintain the commercial rent roll, including adding new tenants, removing departed tenants, and applying the 3% annual rent escalation in the correct month Track and manage commercial rent collections Obtain percent rent reports and submit to TAG Conduct annual tenant meetings Perform regular tenant health checks to identify at-risk relationships early Coordinate lease renewals beginning 180 days prior to expiration Issue monthly tenant update email in coordination with the General Manager Maintain updated Certificates of Insurance (COIs) for all commercial tenants Complete annual CAM reconciliation in coordination with TAG Track and resolve common area maintenance requests, escalating to the General Manager where association responsibility applies Ensure tenants are maintaining HVAC agreements. Ensure tenants and landlord are abiding by all terms of the lease Suites & Specialty Areas Manage Suites power submeter — approve bills and submit reimbursement reports to TAG Manage Suites common expenses — approve and submit to TAG Manage Greenhouse expenses — approve and submit to TAG Manage Ballroom expenses Oversee Ballroom event sales, logistics, tenant communication, and event management Manage grease trap maintenance and scheduling Financial Oversight — Commercial Maintain monthly restaurant tenant sales records Review monthly financial reports for each entity Approve all relevant expenses and submit approved invoices to TAG for processing Flats Residential Management Serve as the primary point of contact for The Flats' sixty commercial tenants — fielding requests, complaints, and correspondence Own all Buildium operations — tenant profiles, monthly billing, rent and fee management, collections, and ledger accuracy Process and manage all maintenance requests, documenting each request and resolution in the tracking system Conduct move-in and move-out inspections with written reports Manage unit turnover coordination — cleaning, repairs, make-ready timeline Manage the Flats waitlist, coordinate unit tours, show available units, and write leases Manage lease renewals proactively Conduct rent increase and market comp analysis and make recommendations Manage the residential dispossessory process, when required Issue water and power billbacks when applicable Manage Flats common area and vacant unit thermostat settings Manage Flats marketing and advertising plan to maintain occupancy Manage all Flats vendors, contractors, and on-property personnel Manage the Flats expense budget and shop service agreements annually Schedule annual fire inspections Manage quarterly HVAC filter changeouts Drive tenant retention through proactive communication and responsive service Additional Properties Manage Mill Center property (light-touch — two tenants, triple net leases, approximately one hour per month) Field and resolve maintenance requests across all managed properties Preventative Maintenance Maintain and execute the preventative maintenance schedule across all properties Ensure all scheduled inspections, filter changes, and service calls are completed on time and documented Bonus Program On the 15th of each month, self-certify eligibility for the monthly performance bonus by documenting compliance with the defined metrics and submitting to the Founder for approval Bonus metrics will be defined separately and will include targets for zero past-due balances and current lease status across both the commercial and residential portfolios What We're Looking For Experience in residential or commercial property management (or both) Familiarity with property management software — Buildium experience a strong plus Strong organizational skills with a systematic approach to recurring tasks Comfortable managing tenant relationships with professionalism and firmness Financial literacy — able to read a rent roll, understand CAM reconciliation, and flag billing discrepancies Proactive communicator who doesn't wait for problems to surface Able to work independently and manage multiple properties simultaneously Familiarity with Georgia landlord-tenant law and the residential dispossessory process preferred Compensation Competitive base salary Performance-based bonus Application To apply, please submit your application here: https://forms.gle/cLj9RkT5ewwcuqb37
