SCOPE AND PURPOSE
To work with the Manager in the general administration of the property and to perform all related management functions. To be fully trained on Manager's duties and act in that capacity in the Manager's absence.
DUTIES AND RESPONSIBILITIES
Include but are not limited to the following, as other duties may be assigned.
GENERAL OPERATIONS
  • Assist in maintaining required inventories for community supplies and equipment.
  • Assist with all legal proceedings concerning the property.
  • Approve move-in files prepared by leasing agents.
  • Working knowledge of MRI is a plus
  • Strong computer skills, including Microsoft Word and Excel
  • Strong organizational and multi-tasking skills
  • Excellent customer service skills due to the day-to-day contact with tenants and vendors.
  • Maintain courteous communications and follow-up correspondence with residents, applicants, prospects and representatives of other companies
  • Assist the Resident Manager in ensuring that the rental community is being operated in accordance with Company standards and procedures and Federal, State and local laws.
  • Assist in maintaining required inventories for community supplies and equipment.
  • Assist with all legal proceedings concerning the property.
  • Assist the Leasing Agent.
  • Follow-up on unclosed traffic with leasing agents and prospective tenants.
  • Review guest cards and phone logs with leasing agents on a weekly basis.
  • Approve move-in files prepared by leasing agents.
  • Follow-up on lease renewals after letters have been sent.
  • Assist residents with problems and requests.
  • Maintain courteous communications and follow-up correspondence with residents, applicants, prospects and representatives of other companies.
FINANCIAL OPERATIONS
  • Cover bookkeeping tasks on bookkeeper's days off. (If applicable)
  • Assist the Manger in achieving the financial and operational goals through better leasing performance.
SUPERVISORY RESPONSIBILITIES
  • Assist the Leasing Agent in supervising and training of the leasing consultants in office procedures.
  • Assist Manger in hiring, counseling and termination of employees.
TECHINICAL PREREQUISITES
Requirements:
  • Hawaii Real Estate License
  • Luxury apartment community building experience preferred
  • High school diploma.
  • Broad knowledge of Hawaii Tenant/Landlord law and Fair Housing laws.
  • Prior experience with on-site computer software or a willingness to learn.
  • Demonstrates initiative, professionalism, integrity, and exercises confidentiality of all areas of performance.
  • Projects a professional image by meeting all DE dress code standards.
  • Excellent oral and written communication skills. Ability to communicate in a positive and professional manner with residents, employees and vendors.
  • Good customer service skills.
  • Team player attitude.
  • Ability to work at other properties as required.
