Job Description

Resident Manager Waikiki Skytower | Honolulu, HI Position Overview Waikiki Skytower is seeking a reliable, hands-on Resident Manager to oversee the day-to
  • day operations and building systems of a high-rise residential property in Waikiki.
This is a full-time, on-site position focused on property oversight, maintenance coordination, and resident support. The Resident Manager acts as the on-site representative of the Association of Apartment Owners and works under the direction of the Managing Agent to ensure the building operates safely, efficiently, and in compliance with house rules and policies. Key Responsibilities Building Operations & Maintenance Oversight
  • Conduct routine inspections of building systems, common areas, and equipment to ensure proper operation and condition
  • Identify maintenance issues and take corrective action or coordinate repairs
  • Perform light maintenance and minor repairs as needed; coordinate larger repairs with vendors
  • Maintain building systems records, equipment logs, and inventory Vendor & Project Coordination
  • Coordinate and supervise vendors, contractors, and service providers working on
  • site
  • Obtain repair estimates and assist with bidding processes for larger work
  • Ensure contract work is completed properly and in compliance with scope
  • Identify cost-effective solutions and support budget-conscious decision making Property Oversight & Security
  • Monitor building activity and control access to restricted areas and building systems
  • Respond to emergencies and coordinate with appropriate services when necessary
  • Enforce house rules, parking regulations, and building policies Resident Relations
  • Serve as the primary on-site contact for residents
  • Respond to resident concerns and follow through on issues in a timely and professional manner
  • Coordinate move-ins, move-outs, and deliveries to minimize disruption
  • Post notices and communicate updates as directed by management Administrative & Reporting
  • Maintain daily and weekly logs of building activity, incidents, and follow-ups
  • Keep accurate records of residents, emergency contacts, and building systems
  • Report incidents, damages, and potential liability concerns to the Managing Agent promptly
  • Complete monthly petty cash reconciliation and submit for review
  • Assist with tracking expenses, invoices, and service documentation Schedule & Availability
Monday & Friday:
7:00 a.m.
  • 3:30 p.m.
  • Tuesday
  • Thursday:
    8:00 a.m.
  • 4:30 p.m.
Weekends:
Off (regular schedule)
    On-call:
    Must be available to respond to building emergencies outside of regular working hours Qualifications
    • Prior experience as a Resident Manager, Building Manager, or similar role preferred
    • Strong understanding of building systems, maintenance coordination, and property operations
    • Experience working with vendors and contractors
    • Good communication and customer service skills
    • Organized, dependable, and able to work independently
    • Practical problem-solving skills and attention to detail Compensation & Benefits
    • Salary $100,000 annually (based on experience)
    • Use of on-site 1-bedroom / 1-bath unit o Includes rent, utilities, internet, and one parking stall

    The Resident Manager plays a key role in keeping Waikiki Skytower running efficiently and maintaining a safe, well-managed environment.
