JOB SUMMARY
We are seeking a highly motivated and organized Resident Manager to oversee the day-to-day operations of Kaimala Marina. The Resident Manager will be the primary point of contact for residents and will be responsible for ensuring a safe, clean, and well-maintained community. This is a waterfront property with its own docks and piers and offers unique landscaping that requires consistent care. This is a hands-on position requiring excellent communication, problem-solving, and customer service skills. Salary is negotiable dependent upon the candidate's credentials and potential for on-site living accommodations.
DUTIES AND RESPONSIBILITIES
Resident Relations:
Serve as the primary point of contact for residents, addressing inquiries, concerns, and complaints in a timely and professional manner. Foster a positive and welcoming community environment. Enforce community rules and regulations consistently and fairly. Manage resident move-in and move-out processes, including inspections.
Property Maintenance:
Conduct regular property inspections to identify maintenance needs and ensure compliance with community standards. Coordinate and oversee maintenance requests, working with vendors and contractors as needed. Manage landscaping and waste removal services. Ensure materials and supplies are stocked/updated as required. Assist with preventative maintenance programs.
Administrative Tasks :
Financial Management:
Assist in managing budgets, maintaining accurate financial records, and reconciling payments with management agency. Manage petty cash and expense reports.
Vendor Coordination:
Hire, supervise, and coordinate with contractors and service providers for maintenance and repair work. Maintain accurate resident records. Prepare and distribute community communications (e.g., newsletters, notices). Assist with budget preparation and monitoring.
Emergency Response:
Respond to emergency situations, following established procedures. Coordinate with emergency services as needed; respond to calls during off-duty or non-standard hours during emergencies. Ensure community safety and security.
DESIRED QUALIFICATIONS AND SKILLS
Education :
High school diploma or equivalent required; Bachelor's degree preferred.
Experience :
Minimum of 5 years of experience in property management, customer service, or a related field. Experience with resident relations and conflict resolution. Experience with basic property maintenance and vendor management.
Skills:
Excellent communication (written and verbal) and interpersonal skills. Strong organizational and time management skills. Ability to multitask and prioritize Proficiency in Microsoft Office Suite (Word, Excel, Outlook). Ability to work independently and as part of a team. Problem-solving and decision-making abilities. RM (Accredited Residential Manager) Designation preferred Knowledge of fair housing laws and regulations. Basic understanding of property maintenance principles and software. Certified Pool Operator (CPO)
Certification Physical Requirements :
Ability to walk, stand, and climb stairs as needed. Ability to lift up to 25 pounds.
COMPENSATION & BENEFITS
Salary Range:
$65,000
- $85,000 annually based upon experience; negotiable upon hire Health Insurance, Paid Time Off
