We currently own and operate five properties, with over 1200 units combined, all within market rent communities. Our dedicated team is committed to providing exceptional living experiences and professional management services. Job Summary As our Operations Property Manager, under the direction of the Regional Property Manager, you will have special focused responsibilities which would include project management in the areas of technology, infrastructure, finance/insurance, marketing, human resources. As needed, at times you will also be responsible for overseeing the day-to-day operations of a property when another manager is gone. Your duties will include supervising and leading employees, ensuring positive resident and prospect relations, collaborating on maintenance and cleaning oversight, overseeing key property financial operations, and ensuring compliance with local, state and federal housing, employment, and other relevant regulations and laws. Essential Duties and Responsibilities Lead and complete projects in the areas of technology, infrastructure, finance/insurance, marketing/sales, human resources at the direction of the Regional Property Manager, Regional Maintenance Supervisor, and the Owner. Ensure resident and prospect relations are positive and productive by helping employees to work with prospects, residents, and fellow employees toward mutually beneficial solutions to housing needs. Supervise leasing staff to ensure high quality marketing and sales of the apartments and apartment management and readiness. Handle resident disputes, and employee issues. Process rental applications and lease agreements, enforce property rules; collect rent and late fees; oversee move-ins and move-outs; process invoices, collections, renewals and maintain accurate records. Collaborate on maintenance and cleaning oversight to ensure all apartments, hallways and outside space are safe, clean and well-maintained at all times to ensure high quality curb appeal and living experiences for prospects/residents.
Requirements:
Experience in property managementor a similar field and project management and relevant software Organizational, time management, communication and customer service skills. Ability to work independently and as part of a team. Knowledge of accounting principles, Word, Excel, other common software Ability to lift 30 lbs. without restrictions.
