  • Full-time Assistant Property Manager Job Description Reports to:
Property Manager Status:
Exempt The Assistant Property Manager supports the Property Manager with all facets of property(s) operations including leasing, office management, marketing, resident and community relations.

  • Conduct all business in accordance with company policies and procedures, state and federal laws; e.
g., OSHA, ADA, Fair Housing, etc.
PRIMARY RESPONSIBILITIES
  • Maintains and enhances relations with prospects, residents, staff and vendors
  • Oversees Accounts Receivable ensuring rents and all other applicable fees are billed and collected
  • Performs regular property inspections for cleanliness, curb appeal, and to ensure the property is free of hazards
  • Assists Regional Property Manager with property-operating budget
  • Oversees Accounts Receivable ensuring rents and all other applicable fees are billed and collected
  • Enters/Reviews all payables
  • Posts, and makes bank deposits
  • Completes computerized accounting functions for accuracy and timeliness. Including SDR refunds and interest payments
  • Performs regular property inspections for cleanliness, curb appeal, and to ensure property is free of hazards
  • Oversees the process of "turning over a unit" to make available for next renter by conducting a pre-move-in inspection. Conducts move-out inspections and assesses charges if appropriate
  • Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal services
  • Communicates with co-workers, management, residents, vendors, and all outside contacts in a courteous and professional manner
  • Performs general office duties: answers the telephone, writes service requests, follows-up on completed or pending service requests, files, monitors, and orders office supplies
  • Takes call two weeks a month
  • Must be available for Saturday and Sunday move ins when on call
  • Performs all reasonable duties assigned by Property Manager Required Experience and Skills Bachelor's degree preferred.
Previous experience in residential property management. Strong leadership and problem-solving abilities. Proven ability to manage multiple priorities in a structured and effective way. Solid grasp of accounting practices and reporting procedures. Proficiency with property management software; experience with AppFolio is a plus. Familiarity with Microsoft Office (Excel and Word). Strong sales and customer service skills. Collaborative, team-oriented approach. Excellent verbal and written communication skills. Obtaining and maintaining a real estate license as required under applicable statutes and regulations. You are responsible for ensuring you are fully licensed to perform your job duties.
