ESSENTIAL DUTIES AND RESPONSIBILITIES
Provide excellent customer service Oversee operations of affordable housing properties owned by Community Housing Initiatives, Inc. located in the Region. Conduct leasing in accordance with all applicable laws and HUD guidelines. Manage information in Yardi Voyager property management software program. Coordinate property inspections and conduct move in/move out inspections. Process security deposit allocations within 30 days of move out. Collect delinquent rents and fines. Issue resident notices and late fees in accordance with Iowa law and CHI company policy. File evictions, money judgments, and forcible entry and detainers (FEDs) in accordance to the Iowa tenant laws. Communicate with partners and stakeholders including local public housing authorities (PHAs) with any housing assistance program (HAP) changes, delinquent rents, rent increases and any other resident concerns. Resident communications and assistance with conflict resolution. Assist in preparing annual budgets for all individual properties within the Region. Oversee monthly budgets. Attend inspections with HUD/USDA/IFA, Cities or Syndicators. Assist maintenance staff, generate and monitor work orders to prepare apartments for lease and keep properties in good condition. Review and approve maintenance activity on site. Supervise contract bidding and vendor follow through. Responsible for authorization of expenses and payment of vendors within the scope of the budget. This includes monitoring and accurately approving bills and invoices. Assist in marketing, promoting, and leasing of all units to increase occupancy. Supervise Site Management personnel within the Region. The Regional manager will assume any additional duties and responsibilities as delegated. Regional manager is on call in case of emergency. And is on call rotating with Team.
KNOWLEDGE, SKILLS AND ABILITIES
1. Detail-oriented, with exceptional organizational skills. 2. Good communication skills, verbal and written. 3. Experience in customer service and ability to work with a wide range of personalities. 4. Ability to multitask. 5. Ability to perform moderate heavy physical work, exerting to 50 lbs. of force or more on occasion, up to 30 frequently, and up to 15
  • 20 constantly, walking, pushing, pulling, lifting, grasping, including duties requiring repetitive motion skills.
