IMMEDIATE OPENING
for a Part Time experienced Site Manager for a apartment community in Fruitland, Idaho area. Bring your energy, organizational skills, and can-do attitude to join our team!
Position Summary:
We are seeking a skilled and reliable Site Manager to join our team in supporting day-to-day operations of a low-income apartment complex, ensuring the property is well-maintained, compliant with housing regulations, and provides a safe, clean, and welcoming environment for residents. This role could include supervising a team of one or more cleaning and/or maintenance technicians, managing resident relations, overseeing leasing activities, and coordinating with vendors and contractors.
Qualifications:
― High school diploma or equivalent (Associate or Bachelor's degree preferred). ― 2+ years of property management experience, preferably in affordable housing. ― Knowledge of RD,HUD, LIHTC, or other affordable housing programs is a plus. ― Strong leadership and team management skills. ― Excellent communication and organizational skills. ― Proficiency in property management software preferred (e.g., Yardi, AppFolio). ― Ability to work flexible hours and respond to emergencies as needed. ― Dependable transportation ― Experience with basic office equipment ― Knowledge of Microsoft Office Software and tools ― Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
Working Conditions:
― Work is performed both indoors and outdoors in varying weather conditions. ― On-Site Position at the Apartment Complex ― May require occasional evening or weekend work based on property or resident emergencies. ― Physical ability to walk the property, inspect units, and oversee maintenance tasks. ― Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions ― Exposure to cleaning agents, construction materials, and potentially hazardous conditions. ― PPE provided and safety protocols enforced.
Key Responsibilities:
Team Leadership and Supervision ― Maintain professional appearance and attitude throughout day-to-day operations. ― Supervise, train, and schedule cleaning and maintenance staff. ― Conduct regular team meetings and performance evaluations. ― Ensure staff compliance with safety protocols and company policies. ― Manage payroll and timekeeping reports in accordance with Company Policy ― Maintain active communication with Regional Manager, as needed. ― Attend training, conferences, or seminars, when offered, and to be attentive, punctual, and present a professional appearance when representing the company any property. ― Additional administrative duties outlined by Regional Manager or Management as needed
Key Responsibilities:
Property Operations ― Required to keep regular office hours and maintain office cleaning and organization. ― Regular and predictable attendance. ― Oversee daily property operations including cleanliness, maintenance, and safety. ― Answer daily communication of property requests via email, phone/voicemail, and inter-personal channels. ― Conduct regular inspections of units and communal areas. ― Coordinate repairs and preventative maintenance with internal staff and external vendors. ― Prepare and monitor marketing posters, flyers, etc., in a timely manner for resident vacancies. ― Maintain resident ledgers, and monthly payments as instructed. ― Conduct bank deposits and complete deposit records according to Company policy. ― Maintain and address rent collection, deposits, and fees according to resident lease requirements and issue lease violations, as needed. ― Assist with hiring and managing third-party contractors/vendors, as need.
Key Responsibilities:
Resident Operations ― Serve as the primary point of contact for residents. ― Address resident concerns and complaints promptly and professionally. ― Foster a respectful and inclusive community environment. ― Ensure residents are provided with a clean, safe, and well-maintained community. ― Refer and assist residents to appropriate social agencies, as needed. ― Knowledge of the Limited English Proficiency plans and keep records of interpretation ― Oversight of tenant improvements and property renovation projects.
Key Responsibilities:
Leasing and Compliance ― Assist with leasing activities including showing units, processing applications, and move-in/move-out procedures. ― Advertising vacancies and build waitlist for the property in accordance with the AFHMP ― Ensure compliance with local, state, and federal housing regulations, including HUD and LIHTC requirements. ― Maintain accurate records and documentation for audits and reporting. ― Collaborate with legal counsel and appear in court (in person or virtually) for evictions.
Key Responsibilities:
Budget and Reporting ― Monitor property expenses and assist with budget preparation and financial operational goals . ― Track maintenance requests, work orders, and inventory. ― Complete purchase orders as required and subject to authorization limits; make purchases accordingly. Transmit invoices and statements as required. ― Control expenditures by staying within the approved budget ― Prepare regular reports for upper management.
