$18-22 based on experience Job Overview Ironhold Asset Management is seeking an experienced and detail-oriented Multi-Site Property Manager to oversee three affordable housing communities in Illinois. This role is responsible for the daily operations of Capitol Point and/or Kingsbury Campus (Vandalia and Greenville IL). The Property Manager will travel directly to each property on a weekly rotation and will be responsible for resident communication, rent collection, leasing support, maintenance follow-up, compliance documentation, and overall property performance. This is a hands-on, field-based role for someone who can manage multiple locations, stay organized, communicate professionally, and keep property operations moving without needing constant direction. Responsibilities Oversee daily operations for multiple affordable housing communities. Collect rent, track resident payments, and follow up on delinquent accounts. Communicate professionally with residents, vendors, maintenance staff, and corporate management. Support leasing activities, including inquiries, tours, applications, tenant screening, lease paperwork, move-ins, and move-outs. Maintain accurate resident files, tenant records, notices, maintenance documentation, and compliance-related paperwork. Support affordable housing compliance requirements, including LIHTC, Section 8, Fair Housing, and local housing regulations. Coordinate with maintenance staff and vendors to ensure maintenance requests and work orders continue moving forward. Conduct regular property walks and site inspections to monitor curb appeal, safety, maintenance needs, resident concerns, and lease compliance. Help ensure properties are clean, professional, safe, and well-managed. Address resident concerns, complaints, and conflicts in a professional and timely manner. Assist with lease enforcement, resident notices, and landlord-tenant administrative tasks. Track open items and provide updates to corporate leadership. Escalate compliance concerns, legal issues, resident matters, maintenance delays, or unusual situations to management when needed. Qualifications Prior property management experience required. Multi-site property management experience strongly preferred. Affordable housing, tax credit, LIHTC, or Section 8 experience is a strong plus. Knowledge of Fair Housing requirements and landlord-tenant processes preferred. Experience with property management software such as Yardi, OneSite, or similar systems preferred. Strong organization, follow-through, and attention to detail. Comfortable collecting rent, handling resident paperwork, and tracking deadlines. Strong communication, customer service, and conflict resolution skills. Comfortable working independently and managing multiple priorities. Basic computer skills required. Must have reliable transportation and be able to travel between Capitol Point and/or Kingsbury Campus (Vandalia and Greenville IL) Must be dependable, professional, and able to maintain resident and property records accurately. Ideal Candidate The ideal candidate is an experienced property manager who can manage multiple sites, stay on top of compliance-sensitive documentation, communicate clearly with residents and vendors, and keep daily operations moving. This person should be proactive, organized, and comfortable balancing resident needs, property conditions, maintenance follow-up, leasing, rent collection, and corporate reporting.
