Job Description

Job Summary We are seeking a dynamic and organized Mini-Storage Manager to lead the daily operations of our self-storage facility. This energetic role requires a proactive individual who excels in customer service, property management, and administrative functions. As the Mini-Storage Manager, you will oversee leasing activities, maintain property standards, ensure compliance with fair housing regulations, and foster positive relationships with tenants and vendors. Your leadership will drive occupancy rates, enhance tenant satisfaction, and ensure the smooth functioning of all facility operations. Responsibilities Manage all aspects of property leasing, including conducting tours, processing applications, and upselling storage units to maximize occupancy. Oversee tenant relations by providing exceptional customer service, resolving conflicts efficiently, and maintaining positive communication. Ensure compliance with legal requirements such as landlord-tenant law, Fair Housing regulations, Section 8 programs, LIHTC (Low-Income Housing Tax Credit), and other relevant policies. Maintain accurate data entry and filing of lease agreements, contracts, and property records using property management software such as Yardi or OneSite. Coordinate property maintenance and facilities management tasks to keep the storage environment safe, clean, and well-maintained. Handle administrative duties including phone etiquette, conflict management, contract negotiations, and legal documentation. Conduct regular inspections of the property using CMMS (Computerized Maintenance Management System) tools to identify maintenance needs or safety issues. Support sales initiatives by upselling additional services or units to existing tenants and attracting new customers through effective marketing strategies. Qualifications Proven experience in property management or real estate administrative roles with a focus on storage or multifamily housing. Strong knowledge of landlord-tenant law, Fair Housing regulations, Section 8 programs, and LIHTC compliance. Familiarity with property management software such as Yardi, OneSite, or similar platforms. Excellent customer service skills with professional phone etiquette and conflict resolution abilities. Ability to handle contracts, legal documents, data entry, filing, and office administrative tasks efficiently. Experience in facilities management or property maintenance coordination is preferred. Demonstrated negotiation skills and experience in sales or upselling strategies within a real estate context. Strong organizational skills with attention to detail in record keeping and data management.
