• Full-time Job Summary We are seeking a dynamic, proactive, and experienced Commercial Property Manager to take ownership of a 500k+ sq ft portfolio in the northwest suburbs of Chicago.

The successful candidate will oversee day-to-day operations, vendor relationships, tenant relations, and financial reporting, ensuring properties are maintained at high standards while maximizing Net Operating Income (NOI). What You'll Do (Responsibilities)

Property Operations:

Perform regular property inspections, identify maintenance issues, and coordinate vendor services (landscaping, snow removal, HVAC, security).

Tenant Relations:

Act as the primary contact for tenants, handling service requests, building a positive relationship, and conducting tenant onboarding/departures.

Financial Management:

Prepare annual operating budgets, manage CAM reconciliations, oversee rent collection, and manage vendor invoicing using [Yardi/MRI/AppFolio].

Lease Administration:

Review lease terms for compliance, track renewals, and ensure COIs are up to date.

Project Management:

Oversee tenant improvements (TI) and capital improvement projects from planning to completion.

Strategic Planning:

Provide 5-year building capital plans and report on portfolio performance to stakeholders. What We're Looking For (Qualifications)

Experience:

3-5+ years of experience in commercial property management (industrial/office/retail focus preferred).

Technical Skills:

Proficiency in MS Excel, Word, and property management software (e.g., [Yardi Voyager).

Knowledge:

Strong understanding of CAM reconciliations, commercial leases, and building systems.

Education:

Bachelor's degree in Business, Real Estate, or related field (or equivalent experience).

Licenses:

Valid Driver's License required; Illinois Real Estate License a plus.
