Job Title:
On-site Community Association Manager FLSA Status:
Exempt SUMMARY The On-Site Community Association Manager is responsible for providing professional guidance to the community associations we serve. Responsible in supervising the operations and administration of the Association in accordance with the Association's governing documents Primary liaison with the Association Board of Directors and homeowners as needed Provide vendor management oversight, including set-up, bid process, through contract and oversight Code and approve invoices for final Board signature and approval Develop annual budget for Board review Review monthly financial reports along with supply summary report Provide and/or oversee recommendations to the Association Board of Directors and committees regarding major capital expenditures as required to maintain the desired community appearance and operation Monitor homeowner delinquencies and adhere to the collection policy in place Attend Board meetings per the management agreement, and community events as needed Prepare Board packets one week in advance of board meetings Direct manager of any on-site employees Provides weekly updates to Board regarding updates on open items and ongoing reporting Oversees and/or walks the community weekly to ensure the highest standards are maintained for common areas and the violation process is upheld to achieve compliance with the community documents Weekly community inspections Assist the board with hiring contractors and insurance carriers to maintain and protect the community Other duties as assigned.
GENERAL DUTIES AND PERFORMANCE REQUIREMENTS
Excellent verbal and written communication skills Knowledge of Microsoft Office products (Word, Excel, Outlook, etc.) at a proficient level. Knowledge of communities/property/real estate and homeowners associations. Knowledge of conflict resolution techniques at a proficient level. Self-motivated, proactive, detail oriented and a team player. Time management and time critical prioritization skills. Minimum of 1 year of Community Association experience Illinois Community Association Manager License Required •Must have license to qualify for this position.
