  • Full-time We are seeking a highly organized and responsible Property Manager to oversee a portfolio of student rental homes located within walking distance of Ball State University.
This role requires strong communication, quick problem-solving, and the ability to manage high-turnover leasing cycles aligned with the academic calendar. The Property Manager will be responsible for leasing, tenant relations, maintenance coordination, rent collection, and ensuring properties remain safe, clean, and fully occupied. The work environment is a combination of office/admin work and on-site property visits Tenant Relations Provide excellent customer service to tenants, parents, and co-signers Act as the primary point of contact for resident relations and tenant communication Handle tenant issues, complaints, and conflict resolution professionally Enforce lease terms, including policies on occupancy, noise, and property care Maintenance & Property Oversight Coordinate routine and emergency maintenance Conduct property inspections (move-in, mid-lease, move-out) Prioritize fast response times (especially during peak student seasons) Manage turnovers between leases (cleaning, repairs, key changes) Ensure compliance with local housing and safety regulations Communicate with property owners Turnover & Seasonal Planning Oversee high-volume move-outs and move-ins (often within tight timelines) Ensure units are rent-ready before the next leasing cycle Plan ahead for peak leasing season (typically fall for the following school year) Qualifications 1-3+ years of property management, leasing, or related experience preferred Experience with student housing or high-turnover rentals strongly preferred Strong communication and conflict resolution skills Highly organized with the ability to manage multiple properties and deadlines Comfortable working evenings/weekends during peak leasing season Basic knowledge of maintenance issues and vendor coordination Familiarity with property management software (e.g., AppFolio, Buildium) is a plus Valid driver's license and reliable transportation Compensation & Benefits Competitive salary + leasing commissions Vacation, sick, and holiday paid time off Gold rated health insurance Vision, dental, life insurance Retirement plan with matching AFLAC benefits of choice
