Assistant Property Manager Reports to:Property Manager Supervises:
No one (in the absence of PM, responsible for managing onsite staff) The purpose of this job description is to communicate the responsibilities and duties associated with the position of APM. While the following information should be considered a comprehensive description of this position, it should also be noted that some responsibilities and duties may not be specifically addressed. Marketing/Leasing Welcomes and shows property to prospective new residents. Handles incoming phone calls from prospects and residents and completes corresponding paperwork. Assist with the implementation of marketing plans, activities and resident events. Conducts market surveys and provides market trend report information, including shopping competition and awareness of market conditions. Communicate effectively with residents, vendors, co-workers, and owners. Administrative Conduct all business in accordance with company polices, Fair Housing, ADA, Fair Credit Reporting Act, Kansas Landlord Tenant Act, and all other laws pertaining to multi-family homes. Ensures that new and renewal lease files are processed properly and executed. Responsible for office opening on schedule, condition of office, models and common areas. Assists PM with maintaining account records and transactions including NSF's, renewals, FAS, invoice processing, and rent posting. Initiates any necessary eviction by preparing copies and forwarding all appropriate paperwork for evictions or any other legal proceedings. Ensures all evictions and legal proceedings are followed through to completion. Resident Relations Consistently manage customer satisfaction to promote resident retention by responding to questions, concerns and complaints in a timely manner. Completes inspections with residents at Move In and Move Out. Reviews all notices to vacate and audits cause of turnover. Duties Oversee the leasing process for luxury apartments, including property tours, application processing, and lease signing. Maintain detailed records using OneSite property management software to ensure accurate data entry and reporting. Ensure compliance with Fair Housing regulations and local landlord-tenant laws. Manage customer service interactions with prospective and current residents, addressing inquiries promptly via phone and in person. Coordinate property maintenance requests and facilities management activities to uphold property standards. Negotiate lease terms and contracts with prospective tenants, upselling available amenities and services to maximize occupancy. Handle legal administrative tasks related to leasing agreements, including filing, document review, and contract management. Resolve conflicts effectively through conflict management techniques while maintaining positive resident relationships. Requirements Proven experience in property leasing, property management, or real estate administrative roles. Strong knowledge of Leasing Proficiency with OneSite and other office software tools helpful. Excellent customer service skills combined with professional phone etiquette and negotiation abilities. Legal administrative experience related to contracts, landlord-tenant law, and lease documentation. Ability to manage multiple tasks efficiently through data entry, filing, and office organization skills. Experience in facilities management or property maintenance coordination is a plus. Demonstrated conflict management skills with a focus on positive resolutions in a fast-paced environment.Pay:
$17.00- $21.
