The property manager is responsible for successful oversight of all financial, administrative, sales, marketing, and maintenance operations of the community while providing an exceptional level of customer service to residents, vendors, staff, and investors.
Essential Job Duties:
Supervise all community team members. Manage the property staff with inspirational leadership, develop the staff to their full potential. Demonstrates ability to understand financial goals, operates asset in the owners' best interest in accordance with company policies and procedures and must comply with Fair Housing, state, local, and federal laws. Oversees all aspects of property level operating activities and strategies for their property. Responsible for meeting property ownership financial goals through successful execution of the business plan and adherence to the operating budget. Supervise rent collection, ledgers, bank deposits, and pursue delinquent rents and evictions. Directs collection efforts to collect on balances owed by previous residents and submits files to collection agency per company policy. Maintains accurate records of all community transactions and submits transactions in a timely manner (i.e., annual budgets, delinquency reports, move-in/move-outs, etc. Ensures property is occupied to fullest capacity by utilizing marketing strategies to secure prospective residents. Trains leasing staff in closing techniques and confirms that appropriate paperwork is complete and input into the computer system accurately and on a timely basis. Monitors and analyzes traffic logs, conversion ratios, budget guidelines, retention rates, marketing data, etc. Provides exceptional customer service to residents, future residents, vendors, investors, and internal team members. Responds to resident requests promptly and courteously and provides solutions to resolve resident issues. Maintains resident loyalty and retention programs. Reporting responsibilities include preparation of weekly and monthly reports, 3-day notices, delinquency reports, budget variance reports, market surveys, and other reports as assigned.
Skills Required:
Excellent leadership skills. Excellent communication and listening skills. Prior property management experience. Computer experience including Excel. The ability to execute company goals and objectives.
