We believe that quality housing strengthens communities, and we're looking for an experienced leader to help protect our investment in the communities we serve. We're seeking an Asset Preservation Manager to lead our portfolio-wide asset preservation strategy through capital planning, project management, preventative maintenance, and operational leadership. This is not a traditional maintenance supervisor role. We're looking for an organized, strategic thinker with strong project management skills who can coordinate people, projects, budgets, vendors, and long-term planning across a diverse real estate portfolio. What You'll Do As our Asset Preservation Manager, you will: Lead capital improvement and rehabilitation projects across the portfolio. Develop long-term asset preservation and preventative maintenance strategies. Coordinate projects with Property Managers, Regional Managers, and Executive Leadership. Conduct annual property inspections and recommend capital improvements. Manage project budgets, schedules, contractor performance, and vendor relationships. Develop maintenance standards and portfolio-wide preventative maintenance programs. Monitor technician performance using RealPage KPIs and reporting tools. Assist with annual budgeting, reserve planning, and capital forecasting. Troubleshoot complex maintenance and building system issues. Manage AU Services operations, including landscaping, seasonal maintenance, and snow removal planning throughout Central Kentucky. Assist properties with REAC, NSPIRE, finance agency, and investor inspections. Collaborate with leadership to develop long-term asset preservation strategies that maximize the value of our portfolio. What We're Looking For We're seeking someone who enjoys solving problems, managing projects, and improving operations. Preferred Qualifications Three or more years of progressively responsible experience in: Project Management Facilities Operations Construction Management Asset Management Property Management Maintenance Leadership Bachelor's degree preferred; equivalent experience will be considered. Experience managing vendors, contractors, budgets, and multiple concurrent projects. Strong organizational, planning, and communication skills. Ability to analyze building conditions and recommend long-term solutions. Proficiency with Microsoft Office; RealPage experience is a plus. Ability to travel regularly throughout the AU Associates portfolio. Why AU Associates?
