Job Description

Position Summary High growth real estate firm and property management company is seeking a Property Manager to join its team in Newport, KY. The Property Manager is responsible for all daily operations, leasing activities, maintenance functions, personnel management and the financial performance of the assets. They will achieve this through a focus on excellent customer service, attention to detail, and a desire to build and manage a best-in-class team. Key Responsibilities Leadership & Management Lead, manage, direct and develop leasing team Recruit, train, motivate and evaluate employees Be the example by demonstrating a positive attitude and professional behavior Responsible for seeking educational opportunities and self-improvement for personal growth and development All other duties and responsibilities as assigned by Manager Financial Responsible for collection and/or oversight of delinquent rents and bad debt including evictions and skips Efficient and timely processing of all required forms, reports and related information Develop and implement business plans and annual budgets consistent with the goals of the owner(s) while striving to exceed budget with focus on revenue optimization and expense control Administrative Ensure compliance with federal, state and local policies, laws and regulations Ensure all team members are following fair housing and safety precautions Ensure property is compliant with all company policies and procedures, as well as applicable regulations Ensure all unit, move-in, move-out and other leasing data is entered into the property management software system Weekly and Monthly ownership and investor reporting Leasing & Resident Retention Manage lead to lease process including scheduling appointments and showing available units Knowledge of market with the ability to set market rates and create leasing strategy specific to market Ensure asset maintains brand standards including property presentation and associate appearance Develop and implement renewal strategy that is consistent with the goals of the owner(s) Ensure all marketing and advertising channels are updated and accurate Ideate and execute marketing outreach and lead generation activities to boost traffic and leasing volume Maintenance Work with maintenance team to ensure quick response time and resolution to all resident complaints and work orders and that proper follow-through is completed Manage unit inspections, service contracts and vendors Routinely walk vacant units and applicable property grounds, maintaining curb appeal standards Evaluate assets and develop annual CapEx budget Initiate unit renovations/upgrades, provide quality control Qualifications Bachelor's Degree Preferred 2-5 years experience in Property Management roles with working knowledge of real estate, fair housing laws and leasing practices Demonstrated flexibility, superior problem-solving skills, and the ability to multi-task is a must. Strong financial acumen relating to property management. Understanding NOI and general financial analysis Excellent people skills. Professional communication practices in person and electronically with residents and team members Track record of leading teams and driving results Valid driver's license, auto insurance and reliable transportation are required
