JOB RESPONSIBILITIESSchedule, supervise, and direct the daily activities of all on-site staffPrioritize and assign service requests, make-ready priorities, and construction projectsConduct training, coaching, and disciplinary action, as needed, per the standards of HRIComplete performance appraisals as scheduledCreate an atmosphere of cooperation, enthusiasm, service urgency, teamwork, customer satisfaction, and professionalism among staff membersSupervise the management of the inventory system with maintenance staff with equipment, supplies, and personnelMaintain a budget and review financial statements monthlyAchieve budget goals related to occupancy, expenses, NCF, and other key metrics.
Review monthly income and expense reports and report on any variance from the budgetAssist maintenance staff in negotiating for supplies and services with vendors and contractors to achieve the best possible pricesMaintain daily, weekly, and monthly reportsControl petty cash fundsAdhere to the management company personnel and operations policy and procedures, and comply with company standardsStay abreast of current policies and guidelines, maintain policy manual as changes are updated, review and monitor policies with employees to ensure complianceInspect property daily to ensure a quality presentation of the communityMaintain resident relations and resolve residents concerns in a professional, timely mannerEnsure late notices are delivered to the appropriate resident; prepare legal action for eviction when necessaryComplete proper move-in/move-out functions in Yardi Provide effective marketing and communications, including advising management of pertinent issues as related to the community, market, or other relevant issuesEnsure that all website advertising is accurate and up-to-dateResponsible for daily property walk-throughs to ensure building and grounds are well-maintained Plan, promote, and implement an effective Resident Retention programNotify residents of upcoming community activities, regular resident recognition, follow-up on service requests, and continual promotion of resident servicesPerform adequate annual apartment inspections of each unitPerform other duties as assigned

HRIM.SUMMARY
The Property Manager is responsible for ensuring the efficient operations of the property. Key areas include unit reporting, rent reporting, collections, and other supportive management functions. QUALIFICATIONS
Required Skills/AbilitiesMinimum 3 years of Property Manager experienceMust be able to report to the property for after-hours on-call emergencies, including maintaining communication with the Maintenance staffExperience in managing multifamily propertiesTax credit experience and bookkeeping, plusYardi experience, preferredPhysical Requirements:
