We believe in creating lasting impressions and relationships, which is why we're seeking an experienced and talented Property Manager to join our team! The Property Manager will work directly with the Regional Manager and Asset Manager on the Organization's objectives, annual budget, and with corporate leadership to determine property operating objectives and plans to achieve them. This also includes developing the property team members to maximize performance and taking a hands-on approach to any necessary duties to accomplish objectives, as well as facilitating the successful performance of others by performing the following duties personally or through subordinates.

American Can Apartments Responsibilities:
Property Management Initiates and manages all core business processes, including Leasing, Resident Relations, Marketing, Maintenance, Budgeting, Accounts Receivable, Accounts Payable, Vendor Relations, and Team Development. Ensures office is opened on schedule; in addition to models and Made-Ready vacant apartments. Physically walks and inspects property daily, including vacant and occupied apartments as needed. Consistently and effectively communicates with the Regional Property Manager and relevant teams regarding property performance. Maintains relationships with Residents, Associates, and Vendors on a professional level at all times. Ensures monthly and yearly inspections are performed and logged in accordance with city and state codes and Key policy. Responsible for securing bids for different projects required for the property, in accordance with budget. Train, coach, and counsel team members on Key policies and procedures. Conducts move out walks to support property manager and timely processing of Final Account Statements File evictions as necessary Prospect and Residential Management Follows through on Resident problems to satisfactory resolution and/or communicates problems to any necessary party to facilitate resolution. Develops and implements Resident Retention programs. Records + Reporting Ensures that market surveys are conducted on a regular basis and that competition is shopped regularly. Utilizes the market information to make strategic decisions for the success of the property. Responsible for following the Property Manager Checklist monthly, in accordance with deadlines set by corporate office. Responsible for ensuring all reporting to corporate office is correct and reflects the property's performance and financial standing accurately. Leadership Identifies existing and potential barriers to the successful accomplishment of property objectives and utilizing performance data, observation, and budgetary and other financial information and create solutions to those problems. Monitors individual team member performance and provides timely and constructive feedback. In conjunction with the Maintenance Supervisor, conducts on-site safety meetings to discuss relevant policies and procedures and other relevant safety topics. Keeps abreast of industry, market, and seasonal trends to plan strategies to meet operational goals. Identifies, interviews, and hires appropriate team members for the property team members, in coordination with HR and Regional Property Manager. Supervises, trains, and leads property team members in to achieve the operational goals of the Key and the property, in accordance with Key policy. Qualifications
B.A./B.S.
degree preferred. 3+ years in an on-site property management role. Proficient in Word, Excel, Outlook, OneSite, Funnel, ApproveShieldand other property management systems. Key Real Estate is an
